^^ Good news for Honolulu. The city already seems so dense compared to most other American cities, but it certainly can't hurt to densify a little more.

I'm sorry that it's been so long since i've updated this but here is a new proposal for the city called Halekauwila Place



Stanford Carr picked to build in Kakaako

Stanford Carr Development has been selected by a state housing agency to build an affordable rental project in Kakaako.

The developer expects to break ground for Halekauwila Place in the middle of next year on the site, a 1.25-acre parcel at the corner of Halekauwila and Keawe streets. The parcel is currently leased to the operator of a commercial parking lot.

The Hawaii Housing Finance & Development Corporation chose Stanford Carr from four applicants that responded to a request for proposals the agency issued last fall.

Carr plans to build an 18-story complex with 196 units -- a mix of 32 studios, 58 one-bedrooms, 86 two-bedrooms and 20 three-bedroom townhomes. The project will also have a parking garage and possibly ground-floor retail space.

Stanford Carr, which is developing the project as Halekauwila Partners LLC, will need to obtain subdivision approval as well as a planned development permit from the state Hawaii Community Development Authority

Driving by today the paint on the lower floors of the Pinnacle is a light regular beige but of course that could be the primer but I'm pretty sure it's the finished color. FYI the Capital Place going up across the street has the same beige and blue tinted windows.

Leihano Village in Kapolei aims to be different from earlier senior-living projects




Boomers, forget the likes of the Club Med. Brookfield Homes Hawaii and Kisco Senior Living believe the next generation of adult communities will boast wellness amenities that allow aging in place while pursuing the active lifestyles that baby boomers have made commonplace.

Brookfield and Kisco yesterday announced plans for Leihano Village, which the companies are calling Hawaii's first combined age-restricted adult and continuing-care community.



The 40-acre Kapolei development, which will cater to those 55 and above, will offer independent living and continuing-care accommodations.

The project is slated to open in 2009.

New Kapi'olani luxury condominium going up

A South Korean company has bought a vacant lot on Kapi'olani Boulevard fronting Ala Moana Center with plans to develop a luxury condominium tower, extending Honolulu's residential high-rise boom.

The 1.43-acre site at 1391 Kapi'olani Blvd. sold for $26 million. The lot was previously home to an automobile dealership and is a block 'ewa of the Nordstrom store under construction.

The property has a 250-foot building height limit and is considered fairly ideal for a residential tower. That's in part because of possible ocean views at higher floors and proximity to Ala Moana Center.

Towers of office space to fill Kapolei skyline

Get ready for the Kapolei "skyline."

Three office/retail projects under way in O'ahu's Second City could add as much as 900,000 square feet of leasable space to the region over the next few years.

Take the combined space offered by the Ke'eaumoku Sam's Club and Wal-Mart stores, about 310,000 square feet, multiply that by three, and that's just a little more than what's to be constructed in mostly office space within a one-mile radius in the heart of downtown Kapolei.

FOUR TOWERS

Avalon Development Co., developer of the Kapolei Pacific Center, has perhaps been the most aggressive in pushing its project.

The project is next to the Kapolei Library and would have four towers of up to seven stories in height with about 300,000 square feet of leasable area. The company plans to break ground this fall and have the first tower completed about a year later, said Steve Kothenbeutel, Avalon development associate.

UP TO 8 STORIES

The Kapolei City Plaza is being developed by California-based Kahl and Goveia on property next to Kapolei Pacific Center and behind Island Pacific Academy, said Brown of Hawaii Commercial Real Estate.

Two towers are envisioned — one of seven stories and the second with eight stories, including ground-floor retail, Brown said.

About 300,000 square feet of leasable space would be available in all, Brown said. At least the first building, which would take between 18 months and two years to build, would target primarily medical space, he said.

The Kapolei City Plaza would "look more like a downtown office building" with a larger, 20,000-square-foot floor plate.

Construction will start early next year in Nu'uanu on the first retirement community in the Islands geared to moderate-income seniors.

The $90 million, 171-unit facility at 15 Craigside Place is expected to open by December 2009, and is designed to serve a population whose long-term care options are limited in the Islands.

'Boutique' condo sales begin

Sales will begin this weekend for a new "boutique" condominium building in Makiki.

The Chelsea is to be built at 1310 Pensacola St. The five-story building will have 42 one-bedroom units measuring 650 square feet and two, two-bedroom units measuring 950 square feet. Units will have maple cabinets and granite countertops. Many units will have two parking spaces.

The units also will feature lanais measuring about 200 square feet, according to Daniel Kaneshiro, representative of Pensacola Chelsea Building LLC, the developer of The Chelsea.

Groundbreaking is scheduled for June, with completion targeted for summer 2008. Prices will start at $335,000.

I've bee excited watching Kapolei since the 90's. Its going to be such a nice second city. Can not wait until there is rail between the two cities.

^Yeah the growth out there has been something and i'm glad that the planners are taking density, urbanity and mixed use into consideration.

This artist's rendering shows the city's new 10-story, $73 million emergency operations center in Downtown Honolulu. Completion date is 2012.


When finished in 2012, the center will house offices for the fire, police and emergency medical services departments, along with emergency dispatchers, the state Department of Transportation and others.

You have got to be kidding me - Kapolei is a disaster, and is about as far from urban and mixed-use as you can get. It's everything that's wrong about mainland sprawl combined with more expensive land to form a high-density car-dependent area. Sprawl isn't progress.

^It started off that way but the majority of the proposed stuff is all about mixed use, density, etc. For example the future UH-West and its urban village to Leihano Village to one of the huge new housing projects called Ho'opili (11,700 homes plus schools, parks and businesses) as well. It won't become a Honolulu per say but it will be a huge improvement. Kapolei is also part of the future rail plans as well.

Preparations for building a University of Hawai'i cancer research and treatment center in Kaka'ako are accelerating, with groundbreaking expected within a year and expected to open in 2010.

I'll believe what I hear about Kapolei when I stop seeing them building big box and strip retail. Until then, it's very easy to claim something's mixed use (heck, sprawl developers often claim a strip mall with an apartment complex next door on the same original tract is "mixed use").

^There's not much that can be done to stop the Big Boxes unless people protest but those things are needed there because things are so damn expensive and there isn't much room to build those things in town. So what do you do? I'm not defending Kapolei but its still in its infancy and it will be a while before it becomes the supposed second city. However, the proposed projects for the area are a step in the right direction regardless and a huge improvement over previous developments.

Alright here's an update. There's good and bad news for Honolulu.

The bad news first....

Plans for a new medical office building near Chinatown have been dropped by Seattle-based developer, who has decided to forego the project to pursue other developments.

HighMark Investments LLC, which had planned to build a 225,000-square-foot medical center at 230 N. Beretania St., is now trying to sell the 65,000-square-foot lot, on the fringe of the city's Chinatown redevelopment district across from Aala Park, for between $14 million and $16 million.



The good news... It looks like the skyline may see a 400 ft'r and a mid-rise of unknown height in the Kaka'ako area.


Woodridge Capital LLC is proposing to build a 400-foot-tall condo with 295 units on a site between existing luxury high-rises Hawaiki Tower and Ko'olani just 'ewa of Ala Moana Center, plus a mid-rise building with 64 moderate-priced units on a nearby parcel.

The Los Angeles-based company hopes to start construction late next year and complete work in 2010.



They will be built along side these fellahs

The style of development in Kapolei is exclusively "dense suburban sprawl" a la Silicon Valley. It's not the fact that there's big boxes or retail or even that there's some single-family - it's how it's being developed and laid out (setbacks, roadway and transit access, etc); it's about as far from urban in form as you can get with land this expensive. You can certainly have big boxes in the urban form, by the way, Target has done it, and a bit more of a stretch is the Whole Foods HQ/store here in Austin (setback a bit much on one side to be perfect, but well on its way).

In other words, Kapolei is no "second city"; it's just "third suburb". There's nothing better about it from an urban perspective than Hawaii Kai or Kailua - worse in many ways, actually.

Walt Disney Parks & Resorts plans to build an 800-room oceanfront resort

Disney hopes to begin construction next year on the luxury Hawaiian-themed family resort on 21 acres next to J.W. Marriott's Ihilani resort. Disney has no plans to build a theme park, but the hotel will be the company's first mixed-use family resort outside of its theme-park developments.

The Disney hotel, expected to open in 2011, is the latest addition to Ko Olina — where seven new hotel, time-share or condominium towers have been built or announced in the last few years, reviving the once-stalled master-planned West O'ahu resort.



Other major developments at Ko Olina include:

1. Miami-based Crescent Heights' plan to develop a 16-story condotel with 400 to 500 units on 8 acres fronting Lagoon No. 3 next to the Marriott Ko Olina Beach Club time-share.

2. A 750-unit Marriott time-share spread over four buildings that is largely completed, and several hundred vacation homes.

3. A 247-unit beachfront condo by Centex Destination Properties under construction.

4. A 1,000-room hotel and condo called the Grand Ko Olina Resort Hotel & Spa.

Here's a preliminary rendering of the luxury high-rise condo planned for 404 Piikoi. The project will be 400 ft and completed in 2011. There will also be a 5 story mixed use addition across the street.

The luxury high-rise is now expected to offer 277 rather than 295 units, with three-bedroom configurations eliminated. As currently conceptualized, the tower will be a crescent covered with glass, similar to its neighbors. All units will be facing Diamond Head.

One of three plazas designed to provide mauka-makai view corridors. General Growth Properties wants to turn the 60-acre Ward area of Kakaako into an "urban village" where people can shop and dine within walking distance of their homes and offices.


Owner General Growth unveils a 20-year plan for the 60-acre area

The owner of the 60-acre Ward area of Kakaako has unveiled redevelopment plans that call for a central mauka-makai plaza lined with shops, restaurants, offices and condominiums.

There would be more homes, ranging from affordable to luxury, view corridors looking toward the ocean, more transit options and a tree-lined Auahi Street connecting all of it.

General Growth Properties presented the preliminary "vision" as part of a 20-year master plan for the area to the Hawaii Community Development Authority yesterday.

If the Chicago-based developer moves forward as planned, the central plaza would cut through the existing Farmers Market and part of Ward Warehouse.

Farmers Market, home to some tenants who have done business there for decades, is slated for demolition, according to General Growth.

Current tenants in the area might or might not become part of the overall master plan as it evolves, the company said yesterday.

General Growth will hold a community open house on March 11 at Ward Warehouse regarding the preliminary plans.




General Growth Properties' vision for the Ward area of Kakaako over the next 20 years includes a central plaza that would be the heart of the neighborhood, along with more homes, and view corridors opening toward the ocean.

In preliminary plans sketched out yesterday, a central plaza would cut mauka-makai through the existing Farmers Market and Ward Warehouse. The tree-lined plaza -- between Ward Avenue and Kamakee Street -- would feature a mix of shops and restaurants, along with offices and condos up above, all the way down to Kewalo Basin.

Auahi Street would be reborn as a main boulevard, offering the state's flagship Whole Foods Market as well as shops, dining patios, entertainment, wider sidewalks and a canopy of trees.

More housing would also be added as part of the "urban village" mix, according to General Growth, which presented its master plan to the Hawaii Community Development Authority yesterday.

The Ward area of Kakaako would get a major makeover starting in about three years under tentative plans unveiled yesterday by General Growth Properties, which owns 60 acres in the district. Plans call for pedestrian-friendly plazas oriented mauka to makai, more housing and more retail and dining options.




Ward makeover

General Growth Properties has unveiled tentative plans to redevelop its 60-acre holdings in the Ward area of Kakaako over the next 20 years, including:

» Creation of a 3.25-acre central plaza, stretching mauka to makai through the current Farmers Market and part of Ward Warehouse.
» Auahi Street would become a main boulevard lined with trees, open seating areas, outdoor art.
» Two additional public plazas, along Ward Avenue and Kamakee Street.
» More housing, ranging from affordable to upscale.
» Underground utilities, lush landscaping, lampposts and benches.
» 100-plus more businesses.
» A variety of transportation options, including a transit station on Queen Street and bike paths.
