I can not tell if you are being sarcastic or serious. I will say that at this point gentrification is not a problem in Philadelphia. Still plenty of nice neighborhoods that are very affordable. Hell, even Center City is very affordable.

Those old colonial alleys are so awesome. I'd love to live in a spot like that.
