Apartment culture

Kochi apartments with swimming pool, luxury villas, shopping complex, ultra modern gymnasium, billiards and table tennis, party area, internet broadband connection, club house, indoor games, children’s play area, health club, business centre, centralized gas supply, auditorium, generator backup have become the norm. This is true in the case of other major cities of the state.

It must be remembered that the apartment culture had a late beginning in Kerala compared to other parts of India. The Kerala community was used to extensive territories as homestead. A large part of the people in Kerala, are yet to come to terms with the varied implications of vertical residential spaces.

This is nowhere more apparent than in issues related to the sharing of common spaces and corresponding responsibilities. While the homesteads occupied vast, horizontal areas, people quarreled over boundary encroachment and the right of passage. However, as the new-generation started to live in high-rise complexes without really owning an inch of hard earth beneath their feet, new problems of space sharing began to crop up.

The current practice in Kerala is, the builder hands over the completed structure to the owners' associations, who are collectively responsible for the continued maintenance of the common areas and facilities, including water supply, lift, parking space and so on. On many occasions, the builder just walks away from the situation. This happens mostly in the case of small time builders. Builders with a reputation to maintain take adequate responsibility to ensure uninterrupted continued maintenance.
