Given that they placed the building two blocks from its actual location, it's likely the height is not accurately represented either. In fact, it clearly isn't.

Oh wow, that looks actually much better than before! It has some similarities to Capitol Residences. I like what I am seeing here.

Nice looking tower. Don't see why it is getting a lot of flack. It is more aesthetic than most surrounding towers in the area.

Total agreement on the height and contours of the tower. It's not just a square or rectangular box; it has a nice "curviness" to it, which gives it some distinction.
I think it's the spandrel that's putting people off more than anything else.

The flack is probably because of the marketing - the rendering places the tower on Seymour Street while it is actually located on Howe Street - and the height is severely exaggerated.

So it's more a comment on the stupidity / superficiality of the marketers.

I think the tower resembles Elan (if any) - a flat facade facing the street and a different form around back. Elan is chamfered, Tate is rounded.

I went to La Bodega last week and the waitress wasn't even aware of the development, but had heard there was some talk of moving to Yaletown.

Curves are so 10 years ago. It was old even before they built Atelier, which was a spandrelly mess yet still cleaner than this one.

Yeah, the curves on the Leaning Tower of Pisa and the Colliseum are soooo 10 years ago...

I hate to sound cynical, but on first glance this thing looks like a jumbled mess. You can see all the spandrel in the second rendering that will undoubtedly look much cheaper once finished.

they have floorplans up on their website and wow, they're terrible. some of the worst i've seen actually.

take one of the penthouse units. you'd think with nearly 1,700sq/ft and million++ that the master bedroom would get a walk-in closet but no, they put one in the downstairs bedroom and the master gets a tiny little closet for two people? those who can afford to live there, live large. that just won't work.

and lastly, looks like you can now squeeze two bedrooms + solarium + flex in 617sq/ft. they call it a 'junior' 2 bedroom. Look at that master closet! LOL

The small closets flanking the bed are also quite common in Bosa projects downtown.

The 2 bed in 617 doesn't look that bad - there's no wasted space.
The bowling alley 2 bedroom units are awful.

There really are quite a few challenging floor plans. Some of those sub 700 sf "junior" 2 bedrooms are par for the course now in some new developments, but I agree the lack of closet space in the penthouses are a real head scratcher. The master bedrooms don't appear to be all that large (at least for a penthouse), and it looks tough to be able to fit a full size dresser in as well.

Reminds me of a relatively new high-end condo project in Coal Harbour we looked at last year. Two beds, about 1,270 square feet, as I recall, and the master bedroom could house only a bed. No room for a dresser, and the "closet" could barely contain a broom. Pass.

Super frustrating I know. Our project in North Van we're working on has room for a king bed (in the master) in every 2 bedroom unit, decent if not ample storage, and almost all of those masters have 2-sink ensuites (except where they are required to be level 2 adaptable). I suppose we're building for more of an owner-occupier type buyer, but still. I guess if you're buying a million dollar downtown pad that you use as a vacation home you only really need to store a suitcase or two worth of clothes. I could never imagine dropping $500k on something without decent storage, let alone $1M or more.
