According to the document, these are going up in the lot directly north of Raley Field, across Tower Bridge Gateway/West Capitol Ave., not south.

The vacant lot between the zigurat building and the tower is still going to be the 14 story West Sacramento Marriot Hotel. The City is looking for a financing source for this project and they are talking to several developers.

Good news for West Sacramento. It appears that the riverfront hotel project will be funded by a private developer. The city has been negotiating with this unnamed developer since 2011 and decided to have the hotel 100% privately funded and privately owned. Raley’s Landing/River one development will have 4 components, The high rise hotel, integrated residential units, parking structure and a 20thou square foot convention center/ballroom. The parking structure and convention center/ballroom will have a combine public and private funding. Garfield Traub California Developments will provide the design and engineering services for the convention center/ballroom and parking garage. Entitlements for the high rise hotel has already been completed and construction should get underway before the end of 2012. The riverfront hotel is going to be a first class , full service hotel with a water taxi dock.

Three massive development projects for West Sacramento coming down the pipeline: 6 story 78 unit apartment/retail by Bridge Housing, river one hotel/residential and convention center and the 350 unit West Capitol commons.

It looks like the next high rise for the sacramento region will be built along the west bank of the Sacramento river.

This is the best news in a long time! What is your source kamehameha? And do we have any renderings yet?

Weren't the developers proposing a 14 story Marriott? I remember seeing a rendering back then. Or has this changed?

Developers renew focus on West Sacramento
Once slowed by the economy, Bridge District sees new construction

The Bridge District, shown in June, features Raley Field and a riverfront trail.

Piece by piece, the Bridge District is coming together.

About $50 million worth of roads and infrastructure are in. A nearly mile-long River Walk Trail, finished in 2011, serves as a front door to the 188-acre development in West Sacramento. And the biggest property owner in the neighborhood has finished a 70-foot by 300-foot park that has as its centerpiece a 16-foot granite table and benches under a canopy of olive trees.

Envisioned for many years, the Bridge District — if fully built out — would consist of 5,210 housing units and almost 7.3 million square feet of commercial development. ...

I really look forward to West Sacramento's urban riverfront development. There is an incredible amount of potential there, and I have a strong feeling it will be executed properly, and it will only add to this whole new persona that the general Downtown Sacramento area is adapting. Give it about 5 years, and this whole central area will have an entirely new vibe. I know it might seem a bit "high-hopey," but I really think the time for this new, transformed urban makeover is finally approaching. Things are looking good.

Work on West Sacramento apartments just beginning of development
Sacramento Business Journal by Sanford Nax, Staff Writer
Date: Tuesday, November 20, 2012, 7:51am PST - Last Modified: Tuesday, November 20, 2012, 10:28am PST
Sanford Nax
Staff Writer- Sacramento Business Journal

Site work has started on an apartment complex near Raley Field that will feature, among other amenities, a place to wash your dog and repair your bike.

The Wolff Company LLC of Scottsdale, Ariz., is building Tower Bridge Commons in two phases, with the first part under construction in a parking lot formerly used by the Sacramento River Cats baseball team. Soil compaction has started, and the building will start taking shape in three or four months, Development Director Dan Nethercott said.

The first phase will consist of 270 units. If both phases are constructed, the complex will consist of 378 apartments in 12 three-story buildings arrayed over about seven acres. Tower Bridge Commons is just the first glimpse of what is to come along the West Sacramento waterfront, city of West Sacramento Mayor Christopher Cabaldon said.

The transformation of the City West Sacramento and Sacramento into a
bustling metropolis has finally began. Like what Mayor Cabaldon said
this is the just the opening salvo. Major construction will soon be
underway on
Both sides of the river. Township 9 and the Sacramento Powerhouse
Center has announced that groundbreaking for these two projects is
just around the corner. West Sacramento’s West Capitol Commons broke
ground last week. A massive project with almost 400 4 story units plus
a mix use building. The lot that used to be a Raley’s stadium event
parking is now being graded and excavated. Another big project that
could break ground before the end of the year is the 6 story mix use
Bridge Home apartment complex. A 78 unit building with two levels of
parking garage and ground floor retail. Town homes will follow around
Spring 2013 to be built around the brand new park. These 3
developments plus the almost sold out Ironworks by Regis Homes alone
will have more than 1000 housing units. The whole area will have tons
of foot traffic considering its close proximity to the downtown area,
old Sac and Raley’s Stadium. High-rises are also coming to West
Sacramento’s Bridge district. The first class 350 unit Marriott
International Hotel and convention center and the long stalled
Riveredge Towers by Unger are just finalizing its plans and should
start construction at the end of 2013. Phase 2 of West Capitol Avenue
streetscaping and the proposed Pioneer Bluff bridge is also moving
forward. Pioneer Bluff is the area of the Barge Canal that is closest
to the Sacramento River. Money to be used to dredge the West
Sacramento Port will instead be used to build this bridge which is
also part of the trade corridor. This infrastructure will open the
Pioneer Bluff/ Stone Lock District for developers.

Earlier this year I posted that the sacramento needs around 35k rental units and because of this we should soon have a building boom. Some developers must be reading our forum. We should have a dense urban jungle in about 3 or four years. Exciting times for West Sacramento and downtown Sac.

kamehameha, can you please show me where you are getting your info?
If you go to the City of Sacramento's Legislative Body Public Meetings and
look at meeting archives and agendas for future meetings… not much is
happening for future development. Other than a few workshops or a General
Plan Updates, not much is going on. Even the new court house is stalling
and going to be reduced by 10% or more. It's nice that your optimistic, but
anyone who follows the city’s Planning and Design Commission agenda can
see that little to no development is even in the works.

Rivermark

Hmmm... am I looking at these right? It appears as though none of the ground floor units face the street. When you turn all of the units inward, you lose so much of the street energizing potential. That's going to be critical toward creating the walkable and vibrant community the river district so clearly can be.

David Baker group has done some fine work, but if I'm reading this right, it smacks of a site design plan from the 1980s, not the 20-teens.

Surprised that West Sacramento planners didn't ask the developer and architect to change this.

Yeah, that is some poor street engagement from that project. Like you said Travis, a design from the past. Not sure what happened there but would be nice if something could be tweaked last-minute.
