^ You don't want one building taking up a whole block. You want buildings with small footprints, for walkability, variability, diversity and better urban form.

New Details For 62-Story Multi-Tower Block 675 Redevelopment, Hudson Yards

The site sits on the corner of 30th Street and 11th Avenue, and there, Douglaston Development and Lalezarian Properties want to use air rights transferred from Chelsea Piers via the Special Hudson River Park District to build over 1,200 apartments. Now, we have some fresh renderings, a clearer look at Tower B, and the latest figures for the still-growing proposal, which consists of two towers being designed by FXFOWLE and Ismael Leyva Architects.

The site’s addresses are 601 West 29th Street and 606 West 30th Street, but it takes up the entire northeastern side of the block to the southwest of the High Line’s westward-most jaunt, at 30th Street. While the location was formerly remote by Manhattan standards, it enjoys relative proximity to the new 34th Street stop for the 7 train, and with the new towers rising along Hudson Boulevard to the east, its potential is now enormous.

Accordingly, the plans show two large towers, one standing 62 floors and designed by FXFOWLE, and the other 37 floors, with Ismael Leyva serving as architect.

Tower A’s breakdown is described by the city as follows:

“…up to 905,000 gsf of residential uses (up to 990 units); up to 15,000 gsf of retail uses; up to 21,000 gsf of accessory parking (up to 198 spaces); and up to 6,500 gsf of bicycle parking (proposed project A). The building may also include approximately 12,500- gsf to be occupied by a FDNY-EMS station.”

As for Tower B:

“…an approximately 262,292 gsf (including cellar, parking and mechanical space), 37-story primarily residential mixed-use building with a two-story base (see Figures 1-14 through 1-16). The maximum envelope height for the tower would be approximately 520 feet (not including the building’s mechanical bulkhead). The tower would be set back approximately 15 feet from the base. It would include approximately 200,327 gsf of residential space (Use Group 2), approximately 22,458 gsf of commercial space (Use Group 6) (including 8,488 sf of cellar level back of house and retail storage space), and 39,507 sf of other uses (including parking/mechanical with 47 parking spaces). Approximately 219 residential dwelling units would be developed.”

NEW YORK | Block 675, Hudson Yards | 695 & 529 FT(?) | ? FLOORS

This might have been brought up before; but NY Yimby from yesterday has the latest on a multi-tower development located at the periphery of the HY complex.

This is not a part of Phase II, just to clarify.

The heights are based on the main diagram.

West Chelsea development with 1,200 apartments is close to approval

West Chelsea development with 1,200 apartments gets City Council approval

A massive residential development just south of the Hudson Yards megaproject has received the nod of approval from the City Council’s subcommittee on zoning and franchises, Politico reports.

Developers Douglaston Development and Lalezarian Properties want to bring a total of 1,200 apartments to 601 West 29th Street and 606 West 30th Street, respectively. In order to do that, these sites need to be zoned residential, and in order to build at the scale the developers want, they’re trying to purchase unused air rights from Chelsea Piers through the Special Hudson River Park District. For the project to move forward, it now needs the approval of the full City Council.

As plans stand right now, Douglaston has brought on FX Collaborative (formerly FXFOWLE) to design a 62-story building at 601 West 29th Street with 990 apartments. Lalezarian has contracted Ismael Levya Architects to design a 37-story building with approximately 220 apartments. Of the 1,200 or so units, about 300 will be affordable, and 247 of these will be located in Douglaston’s building. Both towers are located between Eleventh and Twelfth Avenues.

In addition to the apartments, both sites will have also have retail and parking. The larger of the two buildings will also have space for an FDNY-EMS station. Funds from the air rights sale will allow the Hudson River Park Trust to carry out renovations on the Chelsea Waterside Play Area, among other parts of the park.

In February this year, CityRealty reported that the developers had commenced preliminary demolition work at the site. The full City Council is expected to vote next week to seal the fate of this massive West Chelsea project.

City Council OKs $52M air-rights deal for Hudson River Park: Developers can boost density of nearby apartment towers

Douglaston's project will rise around 600 feet and contain roughly 1,000 apartments, retail space and an EMS facility, while Lalezarian's development will house around 200 units and 13,000 square feet of commercial space.

Permits Filed For FX Collaborative’s 58-Story 601 West 29th Street, Adjacent To Hudson Yards

A long list of amenities will be made for residents, according to the permits. These amenities will include a lobby, fitness center, sports simulation room, music room, and a potential public terrace on the second floor with retail. The sixth floor will have a residents-only terrace with a lounge and an outdoor pool. The 40th floor will have a garden terrace connected to a library.

Demolition permits were filed for the existing structure in May of this year. The building had been the studio of famed kitsch artist Jeff Koons. Completion is expected by 2021.
