196 Beechwood Ave | ?m | 3f | Completed

This proposal is for a 6 storey mixed use building with retail or restaurant space on the ground floor, personal service and/or office uses on the second floor and residential on the third to sixth floors. The total gross floor area for the entire building would be 1,107m2, with 3 commercial units totaling 335m2 and 8 residential units totalling 682m2. The Subject Property is 275m2 in size with approximately 12.04m of frontage on Beechwood Avenue.

The building would be set close to the street with a driveway access on the west side of the property leading to 4 parking spaces in the rear yard. The building would be cantilevered at the second floor. Landscaping and an existing wood fence would buffer the parking area from the residential uses to the south abutting the rear yard. Shower facilities will be located in the basement in order to encourage active modes of transportation for employees.

Beechwood seems to be a landing spot for ugly developments these days. There is another ugly one that is rapidly being thrown up as rental units on the Rockcliffe side of the street almost opposite. And just down the street at the corner of Acacia, there is another ugly development planned.

Beechwood could be a nice street if only there was any pride in developing in it.

Sure is. It seems more suited to Ottawa's gritty warehouse district, not along a traditional mainstreet.

they need to acquire the adjacent lot to get something with a more palatable shape/scale. Adding 200 beechwood would also give them the option to bring in car/garbage/delivery access off st-cecile st.

beyond that, i'm fine with the general design, though the rear/side cladding is hideous.

Adding 200 Beechwood would mean less granularity. I'm glad it's not part of this project.

And, other than the blank rear, I don't have a problem with this building. Seems to work well at ground, so along with existing conditions and the Kavanaugh, this will help extend the Beechwood "village" eastward.

i get the need for granularity, but there's a fine line between that and pixelation.

Building Permit Issued & they were at the site last weekend clearing it of trees. Looks like this is finally going ahead.

According to the revised documents from June 2017, this will now be a much plainer-looking 3 story mixed-use building with ground floor retail and 6 residential dwelling units. There will also be an art mural or similar feature on the western elevation of the building.

I haven't been along Beechwood in a while, but this evening I was, and here's the progress on this place. Not an exact match for the latest elevations, but still so much better than the original monstrosity they proposed. Nonetheless, the mismatched windows\door trim is disappointing.

Ya, missed matched door/window frames are disappointing. It's like the wrong thing was delivered, but they took it anyway. Either that, or they were offered a special.

Did they still go for metal cladding on the sides and rear?

In any case, far better than the original proposal, not quite as good as the second set of elevations, but decent overall for the area. Blends in quite well.
