I like Iron Hill. This is a good tenant for that tower. How much retail space total is there? They're taking 8,450 square feet. How much is left?

I believe there is over 100,000 square feet of retail in each tower.

Products and service are above average. Very good for the area to have a popular business set up there and good business practice of carving out private dining and breakout rooms for conventioneers and corporate outing. Good that they hire a DC firm to help them with the design since that's what they have lots of experience with that kind of market.

130,000 square feet of retail total across the three buildings currently under development (there would be more in the future phases on Chestnut). Rough math says that of the 130,000, the following is already spoken for:

MOM's: 16,000
Iron Hill: 8,450
Wawa: 7,000 (reported in PBJ only, have not seen this confirmed)
Design Within Reach: 15,000
Total: 46,450

So that means we've got about 83,550 s.f. left to lease. Depending on the footprint and mix of the remaining tenants, that could mean anything from half a dozen to several dozen additional tenants.

You might be right on the total being 130,000 for the full project. A larger store like Primark would take out a lot of that. The one in KOP is 80,000 square feet. Even a smaller one around 50-60,000 square feet will take out a lot.

This seems right. I was surprised at your post of 100k per tower.

Fuck yeah I love Iron Hill. I remember watching game 7 of that epic flyers series back in the day (came back from 3-0 in the series and 3-0 in game 7 against the Bruins) at Iron Hill in Phoenixville and the place went absolutely bananas.

Speaking of which, Iron Hill has an amazing bananas foster in a jar dessert.

Fairly certain Primark is going to the Fashion Outlets. Hopefully more on that soon. Fingers still crossed for a movie theater as well.

the theater is happening based on building permits for FOP.

I'm enough of a Philadelphian to not take anything as happening until I see much more concrete proof than a permit. People pull permits all the time for things that don't come to pass. Leases can fall through, etc. It sounds very promising, but I'll feel better when PREIT makes a more official announcement.

well I doubt that will be happening anytime soon. My point is based on info we have now they seem to have a theater as a tenant.

Really, why? The thing is under crazy construction right now.

As an aside, I think Iron Hill is a perfect tenant. It's local, Philadelphia-enough - and will be a nice draw for tourists. It will be activated outdoors during warmer months and provide a fun backdrop for the pedestrian shopping stretch. Now, as a joint for locals, like me? Not so much.

Still looking forward to more resident-oriented lifestyle shops like Crate + Barrell, Container Store, Home Goods, etc.
