The City owns the riverbank already. Just how much it actually extends back into peoples property is the question.

If it's a small stretch, def something to look at. If it's huge stretches, such as along Henderson Hwy, would be a long term, losing battle. And for what, a pathway through peoples back yards?

Looking at the area along Henderson, people own right down the bank and into the river in some cases. Likely due to erosion over time and old standards for property lines.

A 78 unit apartment development for 173 Notre Dame going to Riel cc on June 5.
I hope this advances more quickly than two other high profile projects in the area that seem to be going nowhere fast (825 Tache, empty lot beside Le Garage)

That would be fantastic, but you know that it's going to get huge backlash because who the hell wants an apartment block across the street when you can have a beautiful decrepit industrial building & surface lot?!

Awesome. I was in the area a couple days ago and thought there is great potential for more development in that exact location. The area is ripe for the picking.

Edit: And wow, the city updated the clerks website! Looking at the development, I like it. I'm not a fan of slanty roofs on apartments. But underground parkade. Building fills most of the site. 5 storeys.

Theres also another project going in at 173 Aubert. 20 units on the Lawn Man site. Parking at rear, looks like 4 storeys.

I do wish there was more height available here. But I guess it's zoning of the neighbourhood.

78 unit apartment building to replace a body shop and a 50 car junkyard that is 15 minute walk from downtown, that's crazy, why would a city support that!!!

I think it looks pretty nice, lots of variation in materials which is good. The "heritage" thing makes a little sense considering it's in the middle of a mature block vs. Pointe Hebert which is entirely brand new.

This design rated M for meh.

Considering what an awesome location North St. B is (basically downtown without downtown hassles), I find the downright crappy design quality of just about everything built around there in the last 10 or 12 years to be astounding. The SFHs that went up at the northern tip are nice, but virtually everything else has been mediocre at best.

That area has so much potential to be such a great neighbourhood, its so disappointing how its developed over the years.

notre dame looks nice (weird that it has the same name as the street on the other side of the river)....need lots more of that scale in the area.

Are there images of aubert? I dont see them on the city web site.

No there wasn't anything.

Said 4 storeys, 20 units. parking in rear.

Funny the applicant is Danny Serhal from Affinity Architecture. Were talking about him in another thread.

Lol one person also compared allowing these minor variances to the proposal to expropriate housing to extend Sterling Lyon. She also brings up her "right to sunlight," views to the park, which is across the street (and not an actual park), and people hearing her conversations.

If I was the developer I'd file a bylaw complaint that her gravel driveway does not follow city bylaws.
