No you're pretty spot on about the ice. From what I understand, though, the zigzag and the smooth surface created serious headaches for the design of the window-washing system. They had to install "pick points" at each level on the zig-zagging sides so that the window-washers could tie off and pull the platform in to be flush with the curtain wall.

There are also rope channels at the levels where there is a convex bend, so that the angles of the glass do not fray the ropes (and the high-tension ropes don't damage the glass).

Roosevelt University's towering ambition
With its 32-story "vertical campus"—the second-tallest academic building in the country—RU takes a chance. Big time.

"But it's a gamble, launched by shouldering enormous debt just as the economy tanked and built during two years of diminished enrollment."

From the less-flattering, north side at dusk. I think a better lighted photo would reveal a nice-looking facade contrasting with the other surrounding facade types.

Michi, it's crazy seeing you post Chicago updates. It's like the old times of Detroit photo updates.

^ Yah, I feel that way too! I started to make a fun, little passtime out of it as a way to share with others Detroit's everyday, yet significant projects & development. It's a bummer that there's not really anyone else around to show the progress happening on a regular basis. That's why I really appreciate seeing updates on the Detroit forum.

I love seeing the progress in Chicago too!

It's funny, this building is the polar opposite of the Ritz and is a case study in why LaGrange sucks balls. Both buildings make extensive use of precast, are similar size/height, involve facadectomies, etc., but the Ritz does EVERYTHING wrong while this tower does EVERYTHING right.

The facade of the building this replaced is beautifully restored, still backed by active space, and wonderfully contrasted while respected by the design of this tower. The Farwell building is beautifully restored, but sheaths a parking garage, and blends into the crappy design of the ritz tower that shamelessly apes and demeans it's design. The precast used on ritz looks awful and attempts to mimic something it's not. It uses shades of beige and teal and is generally horrendous. The precast on this tower celebrates the fact that it is precast and is a wonderful, unique, shade of charcoal that perfectly complements the striking green and blue glass of the rest of the facade. And don't even get me started on floors not lining up with windows in Ritz or how it's just generally fugly, godawful, crap design.

Beautiful. I can find no major faults with this building, and they did a fantastic job on that restored facade.

Also with respect to the precast panels on the north face? LaGrange could definitely learn a thing or two (or twenty) from VOA.

Good observation. I totally agree.

^Great pics.

The Rebori looks sharp, at least in the photos. I'll have to check it out for myself later today.
