Here’s an 8-Story Office and Apartment Complex for Heights’ Studewood Low Point on White Oak Bayou

Quote:
ENGINEERING firm The Interfield Group is hoping to score a trio of variancesthat will allow it to swap out its existing dingbat office building (above) at the Heights landing point of the Studemont St. bridge for a much larger mixed-usedevelopment (depicted at top) dubbed Heights Gateway. The new 8-story complexrests on the stealth-bomber-shaped parcel at 401 Studewood outlined in the aerial above. It’s split between a residential portion (shown beneath the lettering in the rendering) and a glass curtain-walled office section to the north — all of which rests atop a floodable 2-story parking garage plinth.

I'm not a Texan, and I love Dallas. However, Houston seems to me to be a much better city. Therefore, I wonder why Dallas is always the choice (or a finalist) for major corporate relocations.

They have really built themselves up over the decades as a corporate culture friendly metro. It's not only policies but better marketing as well. It also helps they have been a major flight hub for several decades as well.

Houston certainly has a strong corporate scene, but it's much more specialized (energy) and regional. Houston has recently invested majorly in its airports, our smaller airport added an international terminal serving mostly Mexico and Caribbean and our major airport is in the midst of expanding and upgrading it's international and domestic terminals. Better marketing by Houston is helping as it seems somewhat trivial but it was severely lacking. Frankly, Houston wasn't very desirable until about 20 years ago when it really took off, this coming from a native.

Update on the long-proposed mixed-use for the corner of Montrose and Westheimer.

https://www.bizjournals.com/houston/...shoot-any.html

Quote:
Thanks to that access to capital, PMRG is looking to acquire value-add properties, Kirk said. The company's also working on development plans for its land at the corner of Montrose Boulevard and Westheimer Road, which currently houses a Half Price Books, a Spec's, a Mattress Firm and a 24-hour emergency clinic. By 2020, Kirk said that all the tenants' leases in the shopping center will have expired. Though specifics are light, he said the company will likely develop a mixed-use project with restaurants, multifamily and maybe even a hotel.

"It needs to be a little different to fit that neighborhood," Kirk said. "We don’t want to build something that’s totally out of step with the vibe in that area."

Too bad they couldn't restore that shopping center (i heard it is a 30's art deco underneath) and add some unique businesses there.

Work Starts on Billion-Dollar Project to Replace Houston Ship Channel Toll Bridge - The current bridge is being replaced with wider twin spans. The project is expected to take over six years to complete.

Gail Delaughter Houston Public Media 6/1/2018

It’s costing $962 million dollars to replace the Ship Channel Bridge and it’s the biggest infrastructure project Harris County has ever undertaken.

The Harris County Toll Road Authority says it’s replacing the bridge so it can handle growing traffic. The bridge currently carries about 55,000 vehicles a day. That’s expected to grow to about 160,000 vehicles a day by 2035.
Article states that it will be a 500 feet tall. For comparison the Fred Hartman Bridge to Baytown is only 180 feet. Landmark for the far eastside?

Why does everything have to be in Midtown or Downtown for you? It's a very high-end development therefore it's best suited for Uptown. We have two major mixed-use projects on tap for Midtown - there also may be something brewing for Downtown, came across this back in March:

Montrose has it's own unique vibe, they want to build something that fits the area architecturally...I expect modern and funky.

The FAA numbers have put the new bridge at 515 feet tall, while the Fred Hartman is actually 436 feet tall.

The '180 figure is likely for the clearance height over the water. While the bridge itself is taller, the newer bridge's deck height will actually be shorter than the Fred Hartman Bridge, which has a '262 clearance.

Hopefully we'll get a wall of apartments and hotels along Main St. I think some of those hotels could use a major facelift.

Mixed-use in Greenway Plaza at former Exxon campus to break ground

Quote:
When California-based Spear Street Capital, a commercial real estate investment and development firm, came into the Houston market in 2017, it set off a flurry of office investment activity in the Bayou City. The company has since bought office towers in downtown, Uptown and west Houston, as well as a joint venture with Houston-based Transwestern Development Co. at the site of an old Exxon campus on Buffalo Speedway.

The project with Transwestern will be a mixed-use development known as The Ro, which will break ground in 2019, according to marketing materials from Transwestern and Spear Street. Transwestern confirmed the information but declined to comment further. The Ro will be built on 16.88 acres at 3120 Buffalo Speedway, just half a block away from Greenway Plaza and a few blocks away from River Oaks.
