Music Row office tower getting new life?

"An investment fund announced Wednesday it has purchased, through a joint venture, 50 Music Square West, the former United Artists Tower.

Square Mile Capital plans to reopen the nine-story building, rebranded as "50MSW," next spring after an extensive rehabilitation project. The building has languished for years, with numerous lawsuits connected to its development. Square Mile began buying the condominiums within the building about a year ago, even as the lawsuits — to which it was not a party — worked their way through court."

You could probably get a lot of the right-of-way for free from the airport and Opryland. You would have to transfer to the Music City Star line, but it would still be very convenient.

Not only would it be convenient to connect in Donelson with the Star, but that would also spur more trips on the Star, at least from Donelson to downtown.

from reading on another site there may be an announcement for another high-rise condominium tower, possibly Encore 2. Wait and see but with the market in Nashville practically on fire I wouldn't doubt it one bit.

I saw that too. Maybe its just me but was that location a little vague. "4th , KVB, and Peabody" Any idea of which lot they are talking about?

That was in reference to the next potential hotel. Apparently plans are coming for Encore 2 to finally come to fruition. Two towers was the plan all along and I wonder if they'll go taller than the current Encore. I think the market can support a new condo tower because most projects of comparable size are over 80% sold/leased.

I gotcha...I remember back in 05 or 06 the proposals for Encore 2, but then the economy dumped and Novare got quiet. Any idea on the exact location? Would it go in one of the parking lots directly to the east or west of Encore, or would it go in the larger parking lot to the south east?

Encore 2 was to be built on the lot at 4th & Demonbreun, with Almond St in between the two.

What could be...The Pinnacle, Encore, Encore 2, Omni, and the Hyatt. That will be some nice density, although not much height, but what will take place at street level will make up for it.

Great to hear that this unique tower is getting a second lease on life. It's kind of hard to tell from the rendering, but hopefully the redesign addresses the street much better than the building did previously.

Holy crap, has anyone heard about this? I found this link posted just a few days ago on the Nashville Charrette's Facebook page. It is called OneC1TY, and it is an 18.7 acre urban development located near the new 28th/31st Ave. Connector, focusing on the healthcare research and life sciences.

This is from the website itself:

Whoa, another whopping project proposed for us. Directly adjacent to HCA corporate HQ and close to major hospitals and Vandy, I can see this getting off the ground because Nashville continues to grow as a healthcare and related sectors hub, one of the largest in the nation I'm sure.

Then this comes out this morning, dear lord this is getting crazy with proposals! This man wants to cement his name as THE person to help revive the core of Nashville and these 3 projects could very well do that.

Please God, let these all come to fruition. With Nashville being the flavor of the day, I could see the office-hotel tower snagging some major tenants.

So many! I can see the hotel, apartment, then 505 in that order getting built. Adding 505 Church into the mix and we may have a full-on war in the office market downtown with this, West End Summit, and all those projects in the Gulch. I can see this being a boon for Nashville because this many proposals is bound to lure companies considering Cool Springs away and into the core.

WOW!!! In the words of Martin Lawrence in Bad Boys, "Shit just got real."

Tony G is indeed back in a big way! That office tower is GORGEOUS...I think I like it better than Signature Tower. All three of those projects have VERY big time architects behind them.

People might worry about how the city can fill up all this new office space, but if we can draw even half of all the companies that are planning on locating to bland, nondescript office parks in Cool Springs, we'll be just fine.

I haven't heard anything on Lockheed Martin lately, but if they hopefully they'll check out this building because supposedly they needed 200k sq. ft. of office space.
