Certainly will be an eclectic mix of seemingly local businesses. The odd duck is still the Banana Republic. Wonder if H&M will shift other national retailers like Hot Topic back into the mix. With what you see across the street with the old Sears redevelopment and mix of shops in Laurelwood. Also, nearby Eastgate is getting a major redo.

With the H&M the mall will have a new mix, but in my opinion it rly isn't a permanent fix. The mall needs a more upscale vibe on the outside or a nice mix used setting like DRG901 said, if they want to keep gaining stores and shoppers. Some nice apartments or condos would rly be nice in East Memphis and it would help the mall compete with other areas.

Here's the deal with frieght. Amazon has in listed folks like Atlas to get their air cargo side going. They are basically contracting it out. Lots of chatter that they will place an order for their own planes but it seems that Fed Ex and UPS could tie up the duopoly of Boeing and Airbuses slots. I thought when the DC so close to the airport was announced that you'd see more of their contracted flying into MEM. The Lebanon TN DC is a good 30 miles from BNA to put it in perspective. This purchase screams a trucking terminal.

Here is the latest on plans for a new boutique hotel at Overton Square along Cooper at what is currently a surface parking lot.

The 109-room hotel will be part of Marriott International Inc.'s Tribute Portfolio, the release said. Tribute Portfolio hotels are designed to be bold and completely unique, according to the hospitality giant's website.

The Overton Square hotel is being designed to "match the Square’s unique architectural style with high-end finishes that incorporate local historic imagery," the release noted.

One rendering of the hotel places the name "The Memphian" on its back awning, hinting that the name will likely be chosen for the hotel. On July 5, 2018, Loeb also filed for a trademark for "The Memphian."

Like all but the stark white.

Would be a good template for expanding Beale eastward and Pinch redo but with Apts and condos.

I'm not feeling this one at all. I understand paying tribute to OS's architecture. But OS's architecture works because of its charm and history. Trying to recreate that in 2018 just looks messy and inconsistent. The upper half looks like a cookie-cutter apartment building, and the bottom half looks incredibly disjointed. I much preferred the original hotel that was proposed at Madison and Cooper a few years ago.

"The planned redevelopment of Colonial Country Club in Cordova has taken a major turn, including a new, deep-pocketed development partnership planning to add acreage, a mix of retail, restaurants, offices and full-service hotel.

The developers estimate they will spend $300 million, including $75 million in the first phase alone."

"The newest plan calls for 540 single-family residences on more acreage -- 118 acres. It also calls for a reduction of apartments to 250 units, a reduction of senior-living apartments to 310 units, 9 acres of office park, 16 acres for retail and restaurants, 5 acres for what would be the only full-service hotel east of the Hilton, and millions of dollars in upgrades for the project’s anchor, Colonial Country Club and its championship South Course."

I like the name The Memphian- throwback to the original name of the Circuit Playhouse a few blocks South when it was a movie theater back in the day.

I don't hate the design. It does look massive compared to the buildings around it. With the Square and other areas of Midtown making a comeback recently I've been hoping for more street level buildings and upwards construction. I do think they will have to do something about more parking around the Square- hopefully they have some kind of plan. I think I read in the past year or so Loeb bought the Burger King and Ihop on Union? Down the line I'm sure that will be redeveloped as well.

We can expect at least 2 more towers (Office/Residential) after this one. Peak behind 100 main on the first picture. Its pointing to two other towers that's different from the hotel drawing. 80 N main is showing, and a pinch of another tower. Ready to see the real detail design for this project soon.

I know it was mentioned the lots across Second (the homeless mission I think and also the vacant Jefferson Plaza) were mentioned as part of the overall project. Will be happy to see more info come out.

That's great to see. I'm glad that 100 N Main will be redeveloped in its current form. The proposed ballroom/convention space should also go a long way to attracting some small conferences with limited needs.

The Jefferson Plaza redevelopment should be interesting especially with it being right next door to the Tenoke Building (soon to become an Aloft hotel).

On the 100 North Main project, it looks like they're going to gut everything down to just a concrete shell and make it all glass along with the twin-tower office development.

The hotel component will probably look a lot different from what the preliminary drawings detail. Of course, looking at the footprint itself, the Fire Museum and Downtown Memphis Commission offices will have to be moved, and there is also the matter of the former police HQ building, which is slated to become a boutique hotel down the road.

Incredible proposal. A redeveloped 100 N. Main (it's all about that re-cladding in glass for an international-style box), I'm assuming a redeveloped Jefferson Plaza with another parking deck (the previous one was demolished), (2) new 20+story office towers sitting on top of a 1,200-space parking deck and an additional 26-story convention center hotel. 5 towers total brought back online or constructed from the ground up. This in conjunction with the City's rehab & expansion of the Cook Convention Center along with St. Jude & Turley's 9-block redevelopment of the Pinch District and the Uptown West-tobacco factory re/development is nothing short of critical mass, a full rebirth of the north end. Let's not forget the previous $1Billion+ St. Jude's just dropped for 3 or 4 mid-rise towers & data center and the quarter-billion dollar Bass Pro Shop @ The Pyramid. Any takers on the Sterick Building or 969 Madison Ave.?
