It is too bad that Downtown San Jose can’t build really tall buildings because of the airport nearby.

Looks like it will be a major part of the view from here.

I do hope for the best for SJSU. Recently how many beds have been added off campus and on campus?


San Jose State University Campus Village Phase II was 850 beds, but net was less since they demolished other housing. 27 N. 6th added 119 units, with 2-4 beds per apt. So probably around 1000 students got to live closer to campus, and this will be another 1000.

Local preservationists waged a battle to help the Century 21 theater ward off the wrecking ball. The city of San Jose granted historic status to the theater in 2014, which assured that any development would have to preserve the domed building.

850,000sqft right next to the Splunk office will be build over the next few years now that Splunk has signed a lease for another building under construction nearby. Now if VTA could actually provide transit to the site, that would be a step up.

There are some high-rises proposed in the Santana Row area (e.g. Volar), but high-rise fee and tax breaks do not apply to projects located outside of the downtown core, so it is less feasible to develop Type I buildings outside of downtown.

North First has potential for high-rise construction too.

Adobe released renderings of their new North Tower

246FT Tall with 18 Floors. They are planning to make room for 3,000 additional workers in downtown, bringing it to a total of ~5,500 workers.

Construction is planned to start in 2019.

Are any of these developments near transit “affordable” (less than $500k), or are they all “luxury” housing? May be moving to SJ area next year for job. What is the affordable housing situation like in SJ? Is it a lottery system similar to SF?

If you are moving to SJ from SF then the housing here should feel more affordable in general.

The City has just implemented an affordable housing in-lieu fee for rental projects and inclusionary housing ordinance for for-sale units. Theoretically, the SJ's affordable housing stock should start growing soon since the developers are now obligated to either pay a fee into the fund that will be used to finance affordable housing or to provide below market rate units in their developments. How this new requirements (i.e. costs) will affect housing production levels we are still yet to see.

There are great examples of future TOD projects in San Jose. For example, VTA in partnerships with private developers will be redeveloping 3 of their site located next to transit stations: Tamien, Blossom Hill, Curtner.

Thank you, will be moving from Monterey after grad school and working for a federal agency. Do you know if Silicon Valley offers housing incentives for civil servant govt. workers? I don't want to flood this forum with OT posts, maybe you can send me a PM?

I think SJ is an ideal area bc it is centrally located between SF, Santa Cruz, and Monterey, my favorite parts of Ca.
