Yes. That's part of the 220 CPS development. The rear end of 220 CPS is seen just to the right of Extell's empty lot. Vornado, the developer of 15 CPW and 220 CPS, owns the lots with the empty, but still standing buildings just to the left of Extell's lot (i.e., 229 and 231 W58th St). For this reason, together with the fact that Extell controls the parking garage in 220 CPS, Vornado needs Extell's cooperation to develop 220 CPS. Extell, in turn, needs Vornado because Extell does not want a 700 foot building rising directly in from of 225 W57th.

My guess is that Barnett will cooperate with Vornado to preserve the views for 225. Vornado needs Barnett's site located at 227 W58th St, and they need him to vacate the garage at 220 CPS.

Presumably, a lowrise retail unit will be built on 225-231 W58th, and the air rights all will be transferred to 220 CPS. 220 CPS's footprint on the CPS side is very narrow, so a tall and very thin tower won't impede the views from 225 W 57th.

People seem to be quite confused; air rights are for the amount of space to be developed, not the building's height. This building has 1.3 million square feet of air rights; they could build a 2,000' tall tower if they wanted, but that wouldn't make economical sense. Given that this project and One57 are both owned by Extell and 225 will have 30% more space than One57, I certainly think it's possible something as tall as 432 Park could rise here, although something closer to the ESB's height is more likely.

I know, im pumped for this building, but i feel like were gonna have to wait forever to get any renders. If this things gonna be taller than one57, then extells gonna wanna make this even better. So theyre probably gonna make sure the designs amazing before they release anything. Thats just what i think. But hopefully we don't wait too long.

Hoping for a residential tower... something taller and more slender. Plus it seems like there are enough office proposals/construction right now (WTC, Manhattan West, Hudson Yards).

I'd be shocked if this didn't end up being residential - the area alone should give that away.

It could be mixed, Time Warner Center is very close, but so is the Hearst Tower. And the site is close to good transit. Barnett said his next development is going to be a rental because that's where the action is, but I doubt he was talking about this project. Whatever the scenarios, I predict penhouses at the top.

"About 30 percent of the apartments at One57 are under contract, according to Gary Barnett, founder of Extell Development Company, the developer behind the 95-unit luxury condominium tower...

In fact, prices already have gone up, not only for the 10,923-square-foot top-
floor penthouse asking $110 million, since sales officially kicked off in December. Some unit lines were “undervalued,” explained Corcoran Sunshine Marketing Group’s Daniel Tubb, One57′s director of sales. For example, he said, a 2,009-square-foot two-bedroom priced at $6.65 million in October is now priced at $7 million, about 5.3 percent more expensive."

I keep wondering if there is going to be (or is) a height competition between this and 432 Park... Nobody seems to want to make any official public statements about either buildings final height, save for a hint here and there...

There's at least one more likely supertall planned very soon on 57th, but I don't even think there's a SSP thread.

And there are a ton of development sites along the avenue.

Developer Sheldon Solow owns about half the block between 5th and 6th and plans a big mixed use tower. There have been articles in the local papers.

Barnett has another significant assemblage on 57th between 5th and 6th.

Then there are some obvious development sites for which I haven't seen recent news articles. There's an assemblage on the south side between 6th and 7th that used to be owned by Durst (I think), and there's another on the north side where they already began demolition.

And there are more sites on the West Side. There's a huge AvalonBay assemblage that was sold to some local developer, there's the CBS superblock site, the Durst block, etc.
