Bellevue mixed use

Some boutique mixed use for Bellevue.

Six-story building with residential units on four floors, an office suite and residential units on one floor, retail space, entry lobby and a mechanical parking system on the ground floor/basement, and a roof deck. 13 residential units, at least some of which will be condominiums.

The mechanical parking is going to be very expensive. Of course Bellevue requires minimum of 1 parking space per residential unit, and additional spaces for the office/retail, so 19 spaces are being provided on this very small site. It really is hard to make infill work on small lots in Bellevue - most lots are enormous but this is one of the few that isn't. Interestingly, a lot of NIMBY comments submitted for this project from the adjacent 5-story Metropolitan condo building which was complaining that this building was "out of character" for the neighborhood. (lol)

It's a shame that this small site required so much parking (a 1.5 block walk from the future light rail station) and thus two curb cuts. This means there is not much pedestrian oriented frontage as there could have been. But thankful that this building is replacing a vacant lot!

Bellevue Super Block - The Elan

This is from a while back. How did I miss this? I wonder if it's still in the pipeline?

May 11, 2017

On the Block: Things heat up on a big block in Bellevue
Brian Miller - Real Estate Reporter
http://www.djc.com/news/re/bzz.html?id=12100277

The super-block north of Bellevue Square may be the most interesting, contested and potentially valuable in the downtown core.

The last major development there coincided with the recession, when AvalonBay Communities built Avalon Towers in 2009. That project, on the northeast corner, put two towers — 23- and 13-stories — on a four-story podium.

Bellevue has completed what it calls the Downtown Livability Initiative, and now the Bellevue Planning Commission is working out the kinks in the new land-use code. This is often a block-by-block, project-by-project process before developers file their plans.

The super-block measures about 8.25 acres, and is bounded by 102nd Avenue Northeast, Northeast 10th Street, Bellevue Way Northeast and Northeast Eighth Street.

Andy Lakha’s Fortress Holdings LLC wants to build two towers — around 290 and 260 feet tall — in a project called The Elan, with two hotels, condos, retail and apartments.

Bosa Development Acquires 17,945 SQFT Lot in Downtown Bellevue for $11MM; Plans to Develop 21-Story Condo Tower
August 2, 2018
By Jack Stubbs
https://news.theregistryps.com/bosa-...evue-for-11mm/

Downtown Bellevue has seen no shortage of redevelopment opportunities in recent months, and on August 1st, Burnaby, British Columbia-based condo developer Bosa Development acquired a .4-acre lot in the Bellevue central business district, King County records show. Bosa has a 21-story development in the works at the site right across from its under-construction 143-unit One88 condo project, and acquired the parcel from JH Choi LLC, an entity affiliated with Paul and Joyce Choi based in Bellevue, who operated the old Sushi Maru restaurant on the site.

From 12th man over at SkyscraperCity:

Onni group of Vancouver is planning 3 600 foot towers at the former Rockefeller site! Two of them will house 1,300 residences and a 250 room hotel, the third will have 850,000 sq ft of office. Sale of the land is expected in six months or so.

Should be interesting!

NBBJ has submitted plans for a new 600' tower on what is currently a strip mall - hoping this pans out.

Which strip mall would that be? I'm really hoping that a tower using the new max height restrictions will get built. Bellevue's skyline could really become more interesting with a standout skyscraper or two. Unfortunately the design appears to be classic NBBJ bland. Oh well.
