There will be zero impact from Sutton, The “residence” or La Grande Résidence at Sutton are fully furnished luxury extended stay hotel suites no rentals or condos. Tower two is a rental apartment building glass house is condo although there are some suites available for rent.

Just thought that anyone looking for a $200k+ condo might instead be interested in a fully furnished luxury apartment with no risk at probably similar prize range to a mortgage + condo fees.

225 Carlton is a luxury apartment but they are not fully furnished. The residence at Sutton are fully furnished because they are essential hotel suites. Personally I’d rather own the asset then throw money away on rent.

There will also be a 4 level parkade associated with the 185 Smith building redevelopment. This will likely be only for the residents of that building but it is a new parkade nonetheless.

I hope not, and I'm not sure I see it... the only way they'd plan a parkade is if too many prospective tenants are demanding it, in which case we'd all know about it by now for years. If they suddenly had to sink 20M into a parkade to "save" this later on, they'd be doomed.

No they are decorative fins to break up the plain glass curtain wall.

All I'm saying is that if TNS is chasing tenants, and if, as assumed above, the future for Hull's site is a potential parkade (which I doubt), the surrounding parking might not be convincing enough because TNS is courting potential tenants that pay big bucks (RWB alone would not fill any prospective redevelopment sufficiently). They'd say "I'll just go to 360 Main, which is essentially brand new with tons of parking and cheaper".

If I were to check in at the Fairmont Royal York in downtown Toronto at 10 pm, and am both hungry and tired, I'd call room service. They wouldn't dare say "there's a fantastic restaurant across the street".

Regardless, I think this parkade is a phantom scenario.

If a parkade is needed down the road, there are many lots south of TNS. No way it happens on Graham. City would never allow it.

Actually True North owns the Hull Building. I spoke to the high ups there and they are evaluating what type of project might occur there......after TNS is completed.
