Its in the very early stages of entitlement - but the urban core of the North Gateway village has just rezoned the SW corner of North Valley Parkway & Dove Valley Rd to C2 to enable a 'mixed use residential/employement' project. No renderings available as of yet - but the zoning approval was given with stipulations and renderings are subject to review. Strange lot - long/skinny. They reduced the height from 190ft to 56ft to fit into the existing development across the street (aka Fry's).

The nearby Honor Health 400 room hospital has also broken ground this month.

More Midtown Multifamily Coming

Midtown continues to be on fire!

Zoning Hearing signs posed today regarding the empty lots and 2 building between Clarendon and Indianola. This is for 3.5 acres and includes the former Toyo auto shop (that Macayo's was originally slated to relocate) and also the adjacent building next door. If this proceeds, it will fill in the gap between Alta Central and the Columbus/Central apartments currently being built nicely.

Curious to find out who the developer is for this project. I wonder if it is the Related Group as they have said they were looking at multiple sites in phoenix.

The Maricopa County assessor site shows all the lots owned by Mac Properties. But not sure if there has been a recent purchase and the assessor site hasn't been update yet.

Eh. I'm ok with it. I take walks by the lot occasionally and it's an eyesore. Glad to see it's getting developed. Three floors will give the area a tad bit of rise next to the parking garage. I don't think anything better would have been developed there due to the proximity to the houses.

Same architect as The Stewart building lofts (which PHX is lacking) on a vacant lot. You guys sure are picky...

Hey maybe City Square will finally fill its retail in!

Also It would be nice if some of these apartments had ground floor retail with all these units now.

Willo. We've been working with various property owners on this parcel for years. APS purchased the property with plans to put a substation there but decided no to after neighborhood opposition. This should be a big improvement if it goes through. I'm reserving judgement since I'm on the Encanto VPC. Interestingly enough, this is going to the VPC before the Willo Board (which I'm also on) has had a chance to review it.

very exciting as I just moved into Alta Central, I saw that sign yesterday. Changing to unlimited units, I would of loved to see a tower go up but with that size of area you are showing, I’m guess another 5 maybe 6 story building. I’m gonna love to see that billboard come down cause it blocks my view of One Lexington,lol. I just hope the construction doesn’t block and cause issues getting to our parking lot. Dealing with construction still going on here sucks enough. But, yeah gonna be great when it’s done, definitely going to have a great city feel with apartments on both sides of Indianola and hopefully some retail. Would be awesome to see some more retail go into City Square and Inknow the Columbus Apartment’s are suppose to have retail. Midtown is definitely filling in nicely, glad I moved here!

And both the ne and sw corners of Indian school and central are currently held by developers, hopefully the local economy can hold it together for a few more years.

333 E. Mulberry Dr. Phoenix Development

New to this forum but have been following for a while. Does anyone have any information on the 333 E. Mulberry Dr. Phoenix, AZ 85014 Development that has been planned in midtown Phoenix? I see it on many planned development maps (see link below and click on "4Q18 – Phoenix Construction Pipeline Report") but can't find much on the timeline of development.

A quick search shows the property was purchased by Forma AZ LLC on 1/24/18. Can't really find anything on Forma AZ except that it is affiliated with Urban Soleil LLC which I also can't find much on. No permits or plans reviews filed with Phoenix. In the dark on this one. I work around the corner, so I'll add this one to my radar and keep an eye on it.
