Springwoods Village's third hotel flag revealed

A 337-room Marriott hotel will rise in Springwoods Village in late 2018, according to a release from Dallas-based Woodbine Development Corp. The hotel broke ground on March 29, per the release, and is expected to open in November 2018.

It'll be branded as a Marriott CityPlace, as it will open in the eastern end of CityPlace, a 60-acre mixed-use district within Springwoods Village. An exact street address wasn't provided.

“This Marriott will not only grow the area’s room count, it will also diversify the mix of accommodations and event space available here, allowing this thriving community to better serve business and leisure travelers,” said King Scovell, Woodbine's managing partner and chief development officer, in the release.

Woodbine is developing the hotel in partnership with CDC Houston and USAA Real Estate Co., per the release. Woodbine is also the hotel's asset manager. San Francisco-based Gensler designed the hotel, and Austin Commercial is the general contractor. Financials of the deal weren't disclosed.

Upon its completion, the hotel will stand at 10 stories and include 33,000 square feet of indoor and outdoor multipurpose space, which includes a grand ballroom, a smaller ballroom, five meeting rooms, a pool bar event space, a boardroom and an outdoor event space, per the release. It'll be the area's first full-service hotel.

The hotel's design will be inspired in-part by the area's natural assets – its nature trails, creeks and the surrounding forest. Designers are seeking LEED certification, the release states.

Amazon announces plans to build another 1M-square-foot facility near Houston

Amazon.com Inc. (Nasdaq: AMZN) announced March 29 that it will build another Houston-area fulfillment center that will create 1,000 more full-time jobs, according to a statement.

The 1 million-square-foot fulfillment center will be in Katy and will be developed by Indianapolis-based Duke Realty Corp. (NYSE: DRE). The facility will pick, pack and ship larger-sized customer items, such as music equipment, sports gear and electronics, the statement said.

At a special meeting earlier this month, the Katy City Council approved an ordinance to annex two properties for the new Amazon facility, Covering Katy reported. According to the agenda for the meeting, the properties total about 87 acres of land near Woods Road and U.S. Highway 90, which is west of the city of Katy.

This will be Amazon’s 10th fulfillment center in Texas since it launched operations in the Lone Star State in 2013. The Seattle-based company currently has more than 10,000 full-time Texas employees across seven existing facilities in Coppell, Haslet, Dallas, Fort Worth, Schertz and San Marcos. The company also is building facilities in northwest Houston and Coppell.

Great news!

Some people don't like Amazon due to their (shady?) business practices but I support them.

Now only if we can get one of those Amazon towers like they have in Seattle's CBD

Developer plans to add more luxury retail in Uptown

Stonelake Capital Partners has hired commercial real estate brokerage CBRE to scout retailers and businesses in need of office space for the next phase of its development on Westheimer at Mid Lane.
The company is planning two four-story buildings each with 105,000 square feet of retail space on the first and second floors and another 105,000 square feet of office space on the top two floors.The commercial space will be built atop two levels of below-ground parking.

Last year, Stonelake said it planned to create a 5-acre park at the front of the site, but it was scaled back to 2 acres.
"The below-grade parking and substantial park are significant investments that we are confident will greatly enhance the pedestrian experience along Westheimer, providing an approachable and inviting project that all Houstonians will be able to enjoy," Stonelake's William Peeples said in a statement Wednesday.

Beck Architecture is the project designer and Studio Outside is the landscape architect.

Stonelake said it will break ground in the third quarter of this year with completion scheduled for early 2019.

Tradition Senior Living starts 316-unit Buffalo Speedway project

Blossom Hotel Project Transforms, Expands Reaches Build Phase

Almost two years have passed since a Houston company proposed a nine-story hotel to be built near the Texas Medical Center. Since then, the project has morphed and grown and finally reached the construction phase.

Zhejiang Blossom Tourism Group Houston LLC chose a location centrally located to serve the many surrounding hospitals and clinics. It was originally envisioned as a budget hotel with an adjacent six-level parking structure. The working title in 2015 was Blossom Hotel and Suite, but the name has since changed to Blossom Hotel Medical Center, 7118 Bertner Ave.

According to state records, the project originally had an estimated cost of $30.7 million. The price tag has gone up and so has everything else.

Zhejiang Blossom Tourism Group Houston LLC is not known for land development, and has not released an explanation for the design changes. It may be that news of the Texas Medical Center's intention to invest $1.5 billion into a new campus that is directly across Bertner Avenue from their property inspired the developer to re-think and upgrade.

In any case, the architectural documents are complete and subcontractors have until May 15 to submit bids on a project that will be going to construction sometime this summer. The project is expected to take 18 months to complete.

At a recalculated cost of about $94.7 million, this is now a 16-story hotel that faces Bertner Avenue. It will have an adjacent eight-level parking garage along LeHall Street with capacity for 269 vehicles. Access into and out of the parking garage will be from Bertner Avenue and Saint Agnes Street.

The hotel is positioned toward the southeast corner of the property at Bertner and St. Agnes, and will include meeting rooms, private dining and other amenities. There will be 265 guest rooms. The hotel's area is 400,000 square feet, according to the construction documents.

Houston's Blvd Place mixed-use development sold to local REIT, another building planned

Houston-based Whitestone REIT (NYSE: WSR) announced April 19 it plans to buy Blvd Place, a mixed-use development in Houston’s Galleria area, and build an additional phase.

The real estate investment trust also announced it would buy Eldorado Plaza in the Dallas area in a separate transaction. Combined, Whitestone is spending $204.6 million on the two deals, which are expected to close in May.

Blvd Place is a Class A lifestyle center with 216,944 square feet of leasable space. Whitestone also acquired approximately 1.43 acres of developable land, where the REIT will build another phase of the development.

Blvd Phase II-B will be a six-story, 137,000-square-foot building, including 46,000 square feet of retail space on the first two floors and 91,000 square feet of office space on the top four floors. Whitestone expects the project to cost $45 million, but information about the construction timeline was not included in the announcement.
