"Earlier this month, the National Park Service hosted a public meeting at the Southwest branch library to discuss plans for the former Buzzard Point Marina property at the tip of Buzzard Point, adjacent to the planned Peninsula 88 condos. The marina closed earlier this year and NPS has been trying to decide how to reuse the park, which will become a much-needed open space refuge as the rest of the peninsula is redeveloped over the next several years. Buzzard Point Park has 3.4 acres of land area with 1,500 SF of shoreline. The park is an irregular shape which ranges in width from 50 to 200 feet. .."

"Urban Institute will take 121,000 SF of space at 500 L’Enfant, covering the first six floors of the 12-story office building. The economic and social policy research nonprofit founded by President Lyndon Johnson in 1968 will relocate its headquarters and over 400 employees to L’Enfant Plaza from the West End by March 2019. After the podium for 500 L’Enfant was built, work stopped on the project due to the lack of an anchor tenant. Now that one has been secured, construction is expected to resume in February. Upon completion, 500 L'Enfant will be a LEED-Gold certified, 215,000 SF building with a direct connection to the shops at L'Enfant Plaza and the Metro station by the same name..."

MRP wants more retail and floating docks at Capitol Riverfront project

"MRP Realty, developer of Dock 79 near Nationals Park, has made a bunch of amendments to the next phase of its Capitol Riverfront development plan as it heads toward a Jan. 23 hearing with D.C.’s Zoning Commission.

The developer and its partner, Florida Rock Properties Inc., want to build a marina on the Anacostia with one fixed pier and three floating piers as part of the 71 Potomac project, according to filings with the city Tuesday. MRP is seeking flexibility on marina phasing so it can accurately assess the market demand for boat slips.

They plan more than 25,000 square feet of open space with public and private areas, including a dog park. It envisions an esplanade area with wood amphitheater seating, beach volleyball areas, bike and pedestrian paths and pop-up retail and restaurants housed in shipping containers. The new open space coupled with existing open space for the first phase would total 74,000 square feet..."

75-Unit Apartment Project Planned For the End of Barracks Row

This is great to see. Given the proximity to both the Capitol Riverfront/Navy Yard and Barracks Row, lower Barracks Row has tremendous potential, especially if the 11th Street bridge park is built. A couple of restaurants and a beer garden have opened in this immediate area over the past year.

"A large new residential development is on the boards for the southern tip of Barracks Row, UrbanTurf has learned.

The Murillo Malnati Group has acquired 816-820 Potomac Avenue SE (map) and is working with PGN Architects on a three-phase residential development. When finished, the development will consist of a 75-unit apartment development with 46 parking spaces and retail.

The project site consists of ten lots totaling almost 16,000 square feet at the end of Barracks Row just north of Navy Yard. A portion of the address was previously slated for a 14-unit apartment development from NOVO Development, but that parcel was included in Murillo Malnati’s acquisition..."

"Last month, the Zoning Commission decided to postpone final action on DC United’s new stadium until February in order to ensure that the local ANC and community members have their concerns addressed by the developer and city government agencies.

On Monday, the development team, Office of Planning (OP), District Department of Transportation (DDOT), Department of Energy and the Environment (DOEE) and the Department of Health (DOH), submitted their responses on the record.

The planned DC United soccer stadium in Buzzard Point (map) would serve as a major neighborhood anchor and as the new home of DC’s soccer team after their lease at RFK Stadium expires in 2019..."

"UDC meets with the surrounding community every three months, and at the last one, in January, one topic under discussion was the commercial building next to the campus that was recently sold to Bernstein Management. When Fannie Mae moves out in a couple of years, UDC is interested in moving into 4250 Connecticut Avenue. Here are some details of the latest meeting.

The Community-University of the District of Columbia Campus Task Force (Community-Campus Task Force) schedules regular quarterly meetings, and the most recent meeting occurred on January 11, 2017..."

"The redevelopment of the former Holzbeierlein Bakery warehouse in Shaw took a step forward recently when the design for the mixed-use project was deemed compatible “with the character of the industrial complex of buildings.” The Historic Preservation Review Board made its ruling last week.

Old City Development Group and PGN Architects are redeveloping the warehouse at 1812-1827 Wiltberger Street NW into a mixed-use development with retail and office space below residential units..."

"Tuesday night, ANC6B’s Planning and Zoning Committee heard representatives of PGN Architects present a proposal for the redevelopment of 1123-1129 Pennsylvania Avenue, SE, a series of retail shops which include the former Frager’s Paint store, an Asian restaurant, and Pizza Iole.

PGN Architect Jeff Goins described the proposal as a very early concept, intended to brief the Committee on the intent of the property’s owner. No formal actions toward redevelopment have yet been taken, but over the next couple of months, the architects will take the proposal before the Historic Preservation Review Board and meet with the community to explain the details of the project. Commissioner Kirsten Oldenburg, in whose single member district the project resides, will host community meetings where PGN Architects will explain the details of the proposed development, which lies in the Capitol Hill Historic District..."

Wharf Hall to be Called The Anthem

"The concert venue formerly known as Wharf Hall, planned by the operator of the 9:30 Club has a new name. According to Billboard, the venue will be called The Anthem and will open on October 12, the same date as the rest of phase one of District Wharf, which relaunched their website. Since the stage and backdrop are movable, seating capacity for The Anthem can vary between 2,500 to 6,000 seats, giving the venue an intimate feel. Aside from the moving stage, concert-goers will be able to see part of the rooftop pool on top of The Anthem since the bottom of the pool will be glass. The $60 million I.M.P. venue will be located at 9th Street and Maine Avenue with an entrance along Wharf Street..."

"The Wharf, the massive development being built in Southwest DC, will get a second live-music venue when it opens in October. The Pearl Street Warehouse, located on what’s planned to be the Wharf’s nightlife strip, will be a 300-capacity club dedicated to Americana styles including southern rock, country, blues, roots, and bluegrass.

“That’s what we like to listen to,” says co-owner Bruce Gates. “We love music, and we’ve always wanted to have a music-forward venue where we can accomplish those things...”

"Last summer, Forest City Washington received zoning approval for the residential portion of a two-part development on “Parcel L” in The Yards. Last night, the developers unveiled the design and details for the hotel portion of the site to ANC 6D.

As proposed, Parcel L1 at 227 Tingey Street SE will house a 225-key high-end hotel with roughly 6,200 square feet of retail along the street level.

The ten-story building will also have a neighborhood bar, a restaurant on the northeast corner that will be able to expand and utilize a portion of the ground-floor conference space, and a rooftop bar and event space. There will be no parking under the hotel; a valet stand positioned on Second Street will utilize the first underground level of the garage under Parcel L2 to park valeted vehicles for hotel, retail and restaurant guests..."

"From an arts walk to an apartment-hotel project, the proposals for one of the city’s most oddly-positioned sites take a creative approach to bringing something new to the intersection of 2nd and K Street NW. On Wednesday night, the proposals were unveiled for this half moon-shaped parcel.

Last May, the city put forth a request for proposals (RFP) for the air rights above a parking garage at 2nd and K Streets NW (map). Located directly across from the in-progress Capitol Crossing development atop I-395, the District owns the surface level of the garage and the air space above; the garage will continue to function as such during and after any redevelopment. The District Department of Transportation will cut off 2nd Street on the east side, turning it to run into New Jersey Avenue sooner.

Nearly a year after the RFP’s release, the Office of the Deputy Mayor for Planning and Economic Development unveiled the details of the three proposals that have been received for the site. Below are those proposals..."

"After years of planning and months of consideration and debate, the Zoning Commission gave the new DC United soccer stadium unanimous, if not glowing, approval on Thursday night.

Upon the request of the commission, the development team and various city agencies responded point-by-point to various concerns enumerated by the ANC 6D last month. The commission walked through the main parts of those concerns and while they found that most items had been addressed sufficiently, the application was still far from ideal..."

"The Waterfront Station development along 4th and M Streets SW has been a centerpiece of the revitalization of the neighborhood surrounding Waterfront-SEU Metro Station. However, the final phase of the development, two office buildings at 375 and 425 M Street SW, may not be office at all.

On Monday night, Forest City Washington shared with ANC 6D that, in two weeks, the developer will file two concurrent applications with the Zoning Commission: one to extend the planned-unit developments (PUD) for both sites, and another to request a use modification that will deliver mixed-use apartment buildings instead of office buildings at the site. The modification could result in the construction of upwards of 600 apartments..."

"Two weeks after the new DC United stadium at Buzzard Point got the green light, a massive new mixed-use development has been proposed for the area.

A development team led by Akridge and Western Development recently filed an application to renovate and convert the former US Coast Guard headquarters in Buzzard Point into a block-long project.

The building will deliver 485 residential units atop 70,441 square feet of ground-floor retail. The commercial space will have 21-foot ceilings and will include a restaurant and a cafe, as well as a potential pharmacy and a grocery store facing V Street..."

"A large new rental building is on the boards for a prime Adams Morgan location.

On Wednesday evening, Foxhall Partners shared plans for a matter of right mixed-use development at 1773-1777 Columbia Road NW that will consist of a six-story, 80-unit apartment building over 9,500 square feet of retail. In 2015, Foxhall entered into an agreement with ANC 1C and the Kalorama Citizens Association to preserve the one-story commercial facades of the firm’s properties from 1767-1777 Columbia Road NW. The former retail tenants at these buildings include Old City Cafe, Payless Shoes, RadioShack and T-Mobile.

Streetsense is the architect for the project, which will also include 30 underground parking spaces. The rental apartments will be a mix of studios, one bedrooms and one bedroom lofts and will also include inclusionary zoning units. The bones of the building should be erected by the end of the year, setting delivery out to the third quarter of 2018..."
