They're about to open a sales center on First Avenue around Wall or so. Apparently it just got much harder to pull money out of China, so that might slow things.

Also, today the 210 Wall site just put up construction fencing and parked equipment onsite.

Cool. Bumped 210 up to the pre-prep group, and 1806 to the approved group.

Five Projects Under Construction in Seattle's Denny Triangle

Quote:
The explosive development underway in Seattle's Denny Triangle is extending the skyline northwards, but in contrast with the office towers of the central business district, this vibrant neighbourhood is becoming a forest of residential towers. An alarming lack of housing supply has contributed to skyrocketing home prices and rents, and in response, developers are easing the burden facing dejected millennials by delivering a wave of highrise residences.

One of those is SLU, not the DT. Denny Way is the dividing line. The "triangle" represents the grid south of Denny.

Hopefully a few more towers will start this month. One is in SLU, the twin-tower 1120 Denny project with 1,179 apartments on two acres. They've fenced off most of the site and appear likely to have a shoring permit within a couple weeks. The other has its shoring permit, the Nexus Condos. They could start any any moment as far as I can tell. That's in the true DT.

If we're including that first block north of Denny, there's also a big transformer station going in, including a multilevel park. This will serve the 10,000,000 sf of recent/current/upcoming construction in the neighborhood, or whatever the actual figure is.

Chainqui breaks ground on 2401 Third

By BRIAN MILLER
Journal staff reporter

Demolition is now underway at 2401 Third Ave., where Taiwanese firm Chainqui Development has its master use permit for a 12-story mixed-use tower at the northwest corner of Battery Street.

Chainqui bought the roughly 13,000-square-foot site from U.S. Bank, which operated a branch there, for $5.2 million in 2014.

Plans by GWest Architecture have evolved from 110 units to 116 to the present 132. The latter has been permitted along with 4,900 square feet of ground-floor retail and parking for 73 vehicles on three levels below grade.

2401 Third most notable feature is a cascading green wall that splits the south facade facing Battery.

Hotel, housing mix in 14-story ID complex

By BRIAN MILLER
Journal staff reporter
http://www.djc.com/news/re/12094566.html

Local developer Hotel Concepts is seeking permits from the city for a 14-story mixed-use tower at 616 Eighth Ave. S. that would combine a hotel with apartments and condos.

The 20,000-square-foot parcel was purchased in 2014 for $4 million by an LLC that is associated with the developer and a local hotel management company, Emerald Hospitality.

We might have about eight highrise starts for greater Downtown in March.

Onni's first two apartment towers at 40 stories each got a shoring permit today. They've been parking equipment onsite.

The Nexus condo at 40 stories got one a week or two ago and held a ceremonial groundbreaking on Tuesday.

The 210 Wall apartment at 24 stories is at "reviews completed" for its shoring permit. They've been doing preliminary work for weeks.

The 12-story apartment at 2401 3rd started drilling their shoring this week, or so I assume based on walking by in the dark.

A 13-story research laboratory for Seattle Children's started shoring the other day.

The 38-story office at 1201 Second has been in demo for several weeks and I suspect shoring could begin within a couple weeks. They have a permit.

April could have a handful of highrise starts as well.

Seattle is on fire. Has a Miami style boom going on. Cranes galore. Can't wait for the census results for city counties. 700k here we come!

2000 3rd Ave might break past the 440' ceiling.

It appears that some design was shown at the conference, but no materials posted. However, the minutes do hint at some elements, such as balconies projecting over the lot line and having screens for hanging plants (projecting balconies won't be allowed per the minutes). Also some unspecified number of office floors, and rooftop office amenity. A mention of residential, so must be mixed use. Finally,

If the city manages to get around to the HALA bonus heights in the current boom (current plan is midyear?), that would apparently allow a lot of proposed buildings to go a bit taller.

I hope that they will get to it. Hopefully they will approve more significant increases and not the tinkering of allowing three or four additional floors.
