Well, that's why I was envisioning a private player like Elon Musk. Or, in the case of FL's new Brightline service, it is the freight railroad itself putting up the money, backdropped by hundreds of millions of dollars' worth of real estate in Miami, Fort Lauderdale and WPB.

Brightline was done as a gold-plated premium service, but I'm curious if a similar private company could do it on the cheap and still make money in a smaller travel market.

Unless maybe the state moves its offices back to 1010 Common and lets DXC take the more premium Benson Tower space.

Benson is nearly at 100% capacity, and Ochsner has a lot of floors in their too, I can’t imagine the state leaving their, especially since they have a contract with Benson and we’re still digging ourselves out of the hole Jindal put us in

Since Benson is such a local booster, I think he'd be okay with a trade if it was good for the area economy and the rent checks keep coming. If not that, 1010 Common is the only building with enough space basically ready to go - 400k+ sf open.

First off, holy crap this is a huge win for the city.

I could see them initially setting up in 1515 Poydras. That building has over 100,000 square feet of contiguous Class A space available, and is right across from the dome. Given that DXC won't need 300,000 square feet initially, that seems like the most logical place to set up shop to me. 1010 Common could also be a possibility, but that building needs quite a lot of work to meet the standards of a modern IT company.

Also, expect to see ancillary support businesses open up shop simply due to the size of this operation. That will take additional space off the market. In the long run, this may spark the first new speculative office construction in the CBD in decades.

Is there a way to get Plaza Tower back online in 12 months? I know Jaeger wanted to do residential but the building was always intended as office. Plus it has parking and easy access to the expressway...

Either way, a tenant commitment for 300,000 SF would be more than enough to unlock a construction loan. That's over 60% of the gross for the building. Not sure what kind of foundation work is needed (if the rumors are true) but an interior buildout with renovated garage, lobby, amenities, facade work, and tenant buildout is more than possible in 12 months.

plaza tower issues are the floorplates are really small like 7000 sqft .. thats incredibly inefficient for a large company

I too have heard the Plaza Tower rumors, seems extremely costly to even get that building in good enough shape to start an actual renovation. On another note, the WW2 Museum Hotel is definitely underway, all sorts of machinery and workers around.

Does anyone know what the deal is with 731 St. Charles or whatever was going on at 1050 Annunciation? The latter had work going on with fencing and a dumpster at one point then it all just ceased. Probably financing problems, but wondered if anyone else had more info. Lots of worked planned for that exact area.

DXC press conference

Well I watched the whole press conference and I don't think they mentioned where it'd be located in the CBD. Either way sounds really exciting and happy to see that it'll be mostly local hires getting high salaries, and the incentives given are more for higher education preparedness in the tech industry.

And NOCHI has a Woodward sign out front now and work looks to finally be ongoing

Sounds like making a decision on location is the "January 2018" date they referred to. But for them to get 300 jobs online by December 2018, that must mean they have something in the works already or have at least narrowed down options.

1010 common just feels like the only option.. i could swear i remember someone saying on here that existing tenants were being relocated to contiguous floors to free up a large block of space.. this would make sense for this

isnt 731 under construction right now and supposed move in summer 2018 .. the 1050 project definitely ran into financing issues.. as to whats its futre who knows
