Interfin Plants its Flag at Buffalo Bayou

Cathexis Real Estate Development, a subsidiary of Houston-based Cathexis Holdings, is in the catbird seat with its ownership of prime Buffalo Bayou waterfront property — property that Interfin Corporation wants to develop.

Cathexis owns 9.25 undeveloped acres on the south end of the Rice Military neighborhood, just across the bayou from River Oaks Country Club. According to state records, Interfin — a Houston developer of luxury residential properties — wants to build a 28-story luxury apartment tower on the site. The tower will include a pool deck on the eighth floor.

Such a filing implies the land is either under contract, or Cathexis is collaborating. But Cathexis is in the oil and gas business and uses its real estate operation primarily to acquire energy-related resources. Interfin has made no official announcement and did not respond to our request for comment.

However, the project architect, Ziegler Cooper Architects, gave the state notice of plans for a tower with an estimated project cost of $92 million.

The project name is Avant Buffalo Bayou, and it has an estimated construction start date of October 2017. Ziegler Cooper stated the project would take about 27 months to complete.

Meanwhile, Interfin Holdings LP filed for a trademark registration on March 15 for the name ‘Avant Residences’ and a logo symbol. The trademark will be used for marketing and sales, as well as the management and operation of a real estate development, according to the filing.

The land was put up for sale at some point after the previous post.

In 2019, there was a profile for it on JLL (Then HFFLP)

It sounds like that this piece of land may be home to something just a bit taller than what was envisioned beforehand.

The St. Regis Residences is proposed as a 35-story condo tower on the banks of Buffalo Bayou just off Memorial Drive along Asbury St.

What is known so far...

Project Architect: Kirksey
Interior Designer: Forrest Perkins
Development Marketing: Douglas Elliman

Groundbreaking planned for 2025 with completion at the end of 2027.

A Houston developer is planning a 35-story condominium high-rise near Memorial Park that is expected to be the first St. Regis -branded residential community in Texas.

Satya Development reached an agreement with Marriot International to bring the St. Regis Residences brand to Houston on a 3-acre site overlooking Buffalo Bayou off Memorial Drive just outside of River Oaks. Satya will develop the tower according to the specifications outlined in a franchise agreement with Marriott International. Marriott will provide property management to the luxury community.

St. Regis Residences are not hotels, but bring a hotel-like level of amenities and services to condominium communities, often in major metropolitan areas such as Boston, Miami and Chicago.

Sunny Bathija, Satya's CEO, is buying a condo at the St. Regis Residences in Sunny Isles Beach Miami, and sought to bring a piece of that experience back to Houston.

“Marriott and St. Regis, they bring the part of luxury living which you can only experience typically when you stay at a hotel,” Bathija said in an interview.

“Bringing St. Regis Residences to Houston has always been a strategic priority for our company, and working with Satya has been the perfect fit as a prominent local developer,” said Sarah Khalifa, VP, Mixed-Use Development, Marriott International, in a statement.

The planned tower will not include hotel rooms, Bathija said, so residents won’t have to share amenities with hotel guests. While amenities are still being finalized, the building is expected to have a pool, fitness center, wine tasting room, golf simulators, kid’s activity center, pet spa, boardroom and business center.

This hotel is going to have incredible views of multiple skylines as well as trees and the bayou.

It's condos only.

The St. Regis already exists as a hotel on San Felipe between Uptown & River Oaks.
