I just noticed the FSR, How is it that a development like Jameson can get a 24 SF ratio, and this thing gets not even 12? Do they not have the same access to transit?

Not at all. I'm saying that this dull number seems to have the green light, so we have to accept it, dull as it is (which I do not like).

As for the other buildings, I'm just hoping that the tall ones in the precinct will be smart and interesting, to offset the dullness of this one; that's all.

If there were a way to liven up the design of this one .... I'd do it!!

"Wall has applied to the City of Vancouver to rezone 1300-1320 Richards Street from Downtown District to Comprehensive Development District.

The proposal is for a 43-storey mixed-use residential and commercial-retail development, comprised 208,175 sq. ft., an FSR of 11.90, and a height of 400 feet.

Simon Lim and David Taylor sold both lots to Wall in 2010 and 2011 (1300 and 1320 Richards Street)."

Couple of buildings on Granville downtown sold;
99 West Pender (at Abbott) sold;
Scotiabank site on Broadway (at Oak) for sale;
Fitness World site on Kingsway sold;

^ You mean the Fitness World on Kingsway in Burnaby? It's about time that site got redeveloped, along with the former Jim Pattison dealership that is now vacant.

Put me down as a fan as well, it's not iconic but it's not supposed to be. It's quality infill and will be more reasonably priced then some other projects.

If I am reading the plans correctly, then the way this building interacts with the street corner is shockingly residential and suburban. The retail units that do exist have been illogically pushed down Richards, far away from the busy street corner, where a cafe, bistro or something that adds urban vibrancy should be. Instead, there is just an oversized residential lobby.

As it stands, this building, I think, will exacerbate the over-residentialization of downtown. Coquitlam and Port Moody (Suter Brook Village), by contrast, are currently creating far superior urban street scapes than downtown Vancouver.
