Am I wrong, or is the huge concrete grain elevator conspicuously absent from that rendering? Hasn't that thing been cited as one of the reasons development is slow to take off over there? Unless I'm wrong, only the top couple of floors will have a view. The rest will just see that weathered old Amazon ad.

actually i think the render is just drawn from a convient view so that the grain elevator does not show up. But I would like to see that torn down, and a park put in its place.
wow six levels of parking and only one below grade...

Unfortunately the grain operations are owned by one of the world's wealthiest families and, from what I understand, are not interested in selling or closing down this location.

a far cry from the lloyd crossing renderings, though that potential development is further east i think.

With that many levels of above-ground parking, I give it two thumbs down. Stuff like this (and there seems to be a lot of it in the pipeline) makes it clear that PDX, for all of the talk, is still ruled by the automobile. It looks to be a mediocre building, designed by a mediocre firm, on top of a five level parking garage. Yippee.

oh this block, i just assumed it was more in the core of the lloyd, it will be nice getting some height down at that end of the lloyd. should help stitch the lloyd and rose quarter together.

5 floors of above ground parking...

well, it could be worse. at least its not six floors of parking...

well, I for one am not disappointed. So what about the levels of above grade parking... imagine yourself actually being at the 2nd or 3rd level of this building with its grand view of a massive OCC concrete wall and the elevated I-5 overpass. No one would want those as office or residential levels. If the streetscape area turns out well with decent materials then nobody will really notice the parking.

^ Thats true. Being next door to an elevated freeway, its really only expected that the lower space be a gerage.

I don't know... I recognize that that area needs any sort of action we can give it. I'm willing to give the project the benefit of the doubt, but overall I'm not in the mood to settle for less right now, and it seems embarrassing to have five levels of above-ground parking in a building right on the MAX line.

That said, with the speed at which most projects get off the ground here, it could be years before we get to debate whether this one gets away with it or not.

And on the subject of the freeway, I think having, say, a multi-story glassed-in atrium that acknowledges it, rather than turns its back on it, would do a lot more towards stitching together that area than a garage. The freeway is an obvious detriment to human-scale activity around there, and yet there are lots of pedestrians on the move. Adding to the existing atmosphere, rather than finding creative answers to the situation, seems backwards.

Ultimately it probably comes down to economics.

^and the economics of having a huge parking garage, with parking going $10 or more a pop for each convention, Blazer game, concert, hockey, and everything else...indeed the amazing profit potential of having a large garage without having to pay for the extra burdeon of going underground. Wish I would have been able to buy that lot.

This isn't a reflection on MAX but more on location, and that is a great location for a garage. At least they are putting building on top of it. To be honest, the Lloyd District can only get better no matter how medicore the building is...and God, does that area need more street level life, which this building will bring!

I would love to see a small coffee shop sized retail spot on that SW corner where the building tapers around the tracks... even if the rest of the W, S and E faces are parking garage frontages, this little spot would be awesome for morning commuters and would bring some life to this fortified area... or, some small venue or music oriented bar that wouldn't have to worry about noise restrictions... but, without other development I think this might be a chicken and egg thing (like the ill-fated Rose Quarter retail stores).
