They've started demolishing the building a 555 Great Northern Way. They've been surprisingly quiet with it considering I work right next door and hasn't noticed until today.

The west side of the building is pretty much completely gone (photo from my coworker):

Today they were taking out the back of the building which you can see through the windows (photo by me):

As of October 6th, there's very noticeable demolition (photo by me):

I hear it will be a big 4 storey box (due to height restrictions).

Finally get to see what the Emily Carr building looks like.

It's height restricted, so can't be too wild and still keep 4 storeys under the limit.
This is the north side of the building.

Why such a low height restriction?

Well it's on the False Creek Flats on the base of a big hill, so I presume it's kept low out of a courtesy to everyone's view in Mount Pleasant.

If they were to ever redevelop the area you'd put the tallest buildings up on Broadway where there's no real view, then have them decrease in height down the hill with low buildings on the flat part. This way everyone gets a view.

Even with all this though, four stories is pretty low. You'd think the same concept could be achieved with 5-6 stories. Given that it's an institutional building with set requirements it's possible that those requrements were totally achievable within a four story form and so there's no business case for rezoning and building anything bigger.

Yeah...I don't think urban planners decide how tall buildings are that way...

Schools aren't towers, why would they be so high? Any estimated completion date?

Re: Heights

It's also meant to be a 'campus-style' campus, so I think low heights are part of the whole intended neighbourhood plan.

Well that's exactly how the Mount Pleasant Community Plan (basically made by city urban planners) designed the hill from Main @ 7th through 2nd. It seems logical to me.

Am I wrong? Is it just a coincidence?

Thnaks.

So the actual application looks WORSE than the renders posted by Changing City Updates.

Looks like the sloping roofs are purely decorative and do not even have vaulted ceiling under them.

There is also talk of a new arterial route into the downtown core.

“We have to look at better east-west connections. We’re looking for a replacement to the Prior Street connection into downtown,” says Brian Jackson, Vancouver’s manager of planning and development.

But Jackson says whatever happens to the area — bounded by Prior and Venables streets to the north, Clark Drive to the east, Great Northern Way to the south, and Main Street to the west — it will include the railyards.

“It is absolutely imperative that the rail infrastructure remains because it provides for the national, international and regional movement of people and goods into the downtown. It’s really important that people understand that it’s going to be there for some time,” he tells News1130.

“We are looking at opportunities for north-south connections, whether it’s pedestrian or vehicular, across the rail tracks as well. We are trying to balance the desire of people to get through the area with desire to create an important employment area for the city.”

A crane has gone up at the GNW campus lands. The parking lot for the building beside it is all blocked off right now while the city works at turning it into Carolina Street.

I thought they were just proposing changes to the height allowances? Or are they proposing an actual building?
