I wasn't following the pricing structure, anyone know how much they might have paid for it? 2k sq ft units on the same floor were like $9-13M were they not?

If you are paying 20K a month you aren't using the kitchen.

the large 2000 SF 01 units facing S, W, and N (like the one in the rental listing) went for around 12m iirc

looks like 3801 and 3901 both sold - there was a title transfer based on LTSA. 4001 is still held by the developer's holding company (1550 partnerships or whatever) as are all three penthouses

3801 sold for $11,759,921 - occupation of the person on title is listed as "business person"
3901 sold for $10,789,899 - corporation on title with Bellevue, Washington address

Pulse check on the luxury high rise market. There’s a brand new development in Downtown Vancouver that sold out at $2500/sqft back in 2018. It completed in June 2023, since then there have been 30 listings hit the MLS, none of which have sold.

Access to the balcony is through the master BDR. Kitchen is in the living room. 2nd BDR dweller has to deal with an oddly placed large column.

i saw those columns in the middle of doorways/rooms. jeez. thats crazy. and the price. no way it sells for that.

these buildings can look cool, like vancouver house, but man they dont create great floorplans on the weird floors.

A few listed as "1 bedroom" that clearly do not have a bedroom, this one included. Missing balcony too.

^I'm trying to figure out how this unit is over 800sqft. It looks like 600sqft max.

Plus, calling the edge of the kitchen a bedroom is rich. It's just a small, dark corner where one would put a dining table of some sort.

It's a pretty standard studio layout. I'd ignore the "1-bedroom label" as that is just marketing speaking. Studios are known to not come with a balcony.

You're right. As a studio, it's a very typical layout, but the listing specifically says 1 bedroom which is all kinds of misleading. There's zero mention that it's a studio apartment.

Anyway, I wonder how long it will take to sell this studio at the asking price?

For almost $1.6 mil I'd expect a balcony and it better be bejewelled!
