The colour blocking (contrasting light colours) for the balconies on the corners and the penthouses messes this one up, for me.
Maybe the Urban Design Panel asked then to "lighten the colour palette"?

From GBL twitter:

Over half of the homeowners at The Smithe have now taken possession! Congratulations to all that get to call this place home!
We look forward to sharing more photos soon.

This one turned out just messy. The podium isn't inviting and the tower portion is plain boring. There are some really dark units at the bottom and next to the neighbouring building.

Have you seen it in person yet? It doesn't look great taken as a whole from elevation, but somehow I think it looks good from ground level as a driver or pedestrian. Looks less disjointed and more cohesive.

Podium looks fantastic from the street - and I think there are embedded LED strip lights that haven't been lit yet.

It's just the tower that's messy, as the sleek dark look is interrupted by the light gray cladding.

Finally saw the office podium light strips tuned on last night.
Still have not seen all the light features turned on together.

Pics by me.

It' been on regularly for a while now.
The office podium strip light have also been on regularly.
The condo floor ledge edge spotlighting hasn't been turned on since the building became occupied.

So apparently the neighbours complained about the slab edge spotlights being too bright, so they are being changed.

It’s amazing how many people who are sensitive to lights don’t have blinds

225 Smithe St (DP-2023-00344) development application
Qwid Capital has applied to the City of Vancouver for a minor amendment to DE420157, consisting of:

A change of use from Office to Hotel on levels 3-5
Under the site’s existing CD-1 (653) zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Could be a sonder or similar operation. No on site services required.

The Operational Letter is signed by Chris Evans, who I assume might be the Onni executive; they already operate several hotel spaces in the area. The letter says:

Lobby: access to lobby will be through the secured front door. Only guests will have direct access to the lobby. Guests will then proceed to their guest room which would be communicated to them as part of the reservation process.

Access: all access points (front door/elevator/suite doors) will be controlled via wireless controlled application. Operto Guest Technology is revolutionizing the entire guest experience.

Operto should mean it will be similar to Sonder.

I see steel studs on the second level - so it looks like hotel construction is happening.

Building Permit notice for the corner unit - it'll be a dental office.
So that's dental office and hairdresser.

Pic by me today.

Here's a fascinating legal case between Boffo (the developer here) and MNP (the trustees for the bankrupt former developer here, James Schouw) concerning the profit sharing deal that was agreed when Boffo bought the site. Still not resolved (and we probably won't know when it is), but MNP won this round of what is obviously a long-running saga. (I guess the lawyers won the most).
