^ They're fortunate to be able to pivot to rental. Office sites in the Mt. Pleasant employment area and Downtown aren't so lucky.

This is purpose built rental - posted to Chard's twitter today, August 25, 2023.
The design you posted was the original Value Group design. When Chard bought the site they switched to a different architect (MCM) and a new office design.

Thanks for spotting the new proposal on the Chard website. I always thought that was an odd location for an office building, when so much was already going into Mount Pleasant and nearer the City Hall station. The new rental building looks a bit like the MCM office, so maybe they're still the architects.

I wonder if Yuanheng are having any thoughts about changing their big office on the old Mercedes site at 1395? That's also potentially residential, and while they have generally built condos, they retained rental residential in Wesley on West Broadway, so they're not totally averse to owning housing.

I presume this proposal is consolidated with the house beside the apartment building, in order to meet the 150 foot frontage threshold. Would rather see an assembly of 2 apartment buildings (at least) in order to get a more substantial development - ie more units.

Too bad the last fractured city council constructed and finalized the Broadway Plan. This current council would have come up with something a lot more progressive.

Neighbours can still assemble and build a tower.

This site could be just 125'. We're in with a 125 foot lot

The height doesn’t look right. It should be about 200 feet. The daycare component gives them extra height and density.

Building height looks to be 67.3m (220' 7"), the 100m value is geodetic, indeed taller than The Independent.

The Colliers listing says sold but in June Reliance made a preliminary submission for a 8 storey 64 unit strata tower on this site with the adjacent lot with a 1910 built SFH.

I wonder if it would have looked better with a solid colour for the facade? Or maybe it's just the rendering that makes it look a little bit too busy.

Actually, perhaps not.

Developers have been accumulating property along the corridor for years and once the Broadway plan was finalized, they rushed right in with (the number that I heard) 400 proposals for redevelopment in line with the new plan.

Unless they acquire more sites (and supplies of those are tight now), what they have seen is what you will get.

Latest Enquiry responses we received from the City were in August (and we applied as soon as we were allowed) so you will definitely see a few more pop up before December.

Could always be that folks applied and it takes a few weeks for it to show up on the rezoning website.

Existing owners developing old rental buildings are the prime redevelopment folks at the moment, as far as I understand. Folks buying up and assembling houses in this area might be more rare.

we need a photographer to hit Broadway just west of Nanaimo so much happening there.

There is also a showroom on Nanaimo that is an old house, looks like a Vancouver Special converted into a showroom I've never seen a house used for that purpose before.
