DOB permits filed last year hinted at a major switch at 240 Manhattan Avenue and 110th Street: the developers originally wanted a one-story retail space and then decided on a 22-story residential building instead. Hey, why not? Details have been sparse, but Harlem Bespoke just unearthed a rendering on the website of architects GF55 Partners. And the building doesn't exactly…blend with the neighbors. It will have 88 units and 83,400 square feet. Construction should wrap up in January 2014.

This project has been u/c for a while, I think. At the least, the foundation was being dug last year.
This neighborhood is really more Morningside Heights/Upper West Side than Harlem, but I think any of these neighborhood descriptors are fine. It's basically the Columbia University neighborhood.
Construction is wrapping up on One Morningside Park, located on the corner of Manhattan Avenue and 110th Street, and YIMBY recently ventured up to the top of the building for some photos of the views. GF55 Partners designed the project, and 110 Manhattan Equities LLC is the developer.
Most of One Morningside’s exterior is now complete, and the project has 54 units in total. While the penthouse has not yet hit the market, sales have been swift, and the building is close to sold-out; as of January, only 30% of units remained available.
