One of my favorite comments in all my time here. Although I feel that in the other eras/areas you mentioned, that the proportion of good architecture to bad was higher. I would say that 25% of current NYC architecture is either bad or awful (eg almost everything in Queens and most around Times Square). 25% is merely decent (eg most of Brooklyn). 25% good (the KPF builkdings at Hudson Yards, One57, 432 Park etc), and 25% great. Perhaps I'm wrong, but in those other eras, I would guess it would more like 15-15-35-35, mainly because good craftsmanship counts as good architecture in my book.

The development of Christian de Portzamparc's 400 Park Avenue South, formerly known around these parts as the Tower of Glassitude, has been full of ups, downs, and hiccups, but now, a development: the rental portion of the dual condo/rental building will be known officially as Prism at Park Avenue South. While still tacky, and no doubt based on the design that Portzamparc loves to wax poetic about, the name is nowhere near as cringeworthy as the condo portion's earlier unveiled name of Sky Couture. The Times, who first unveiled "Prism," has a few more details on the rising 40-story tower: the building's top 18 floors will be dedicated to The Toll Brothers' 81 condos, ranging from $1.2 million for a studio to $15 million for a four-bedroom, while its lower 22 floors will be dedicated to Equity's rentals, whose cheapest studios will start renting around $3,300. Renters at the chic sight will be entering on 28th Street, despite the likeliness that the rental portion of the building will don the address of 402 Park Avenue South.

As per the Times, the building's rentals will feature synthetic-stone counters, oak-strip floors and Whirlpool appliances. The building's condos, designed by Stephen Alton, will offer glass counters, Miele appliances and marble vanities. Prism expects to start leasing by the end of the year, but Sky Couture will not appear on the market until 2015.
