It's possibly that this is for industrial related offices but it's a bad place for office buildings specifically because it's near the dump. Not sure it will be outside the "smell zone".
I'm actually for more development of office buildings, especially ones that are at least 4 stories.
We seem to have commercial and industrial zones/parks but no office parks. So developers are literally plopping office developments anywhere. In a weird way it's leading to a sort of "mixed development". If you go to other cities there are dedicated office parks/hubs with tech/financial companies.
I think it's because most white collar workers in Newfoundland have historically been in government/academia. Which is why the largest office buildings in Newfoundland are government buildings. So planners haven't really had to think much about office buildings and zoning.
I wonder if St. John's should have zoned a large area specifically for office related development. If nothing else to attract more tech/white collar businesses to build and set up offices here.
