Who says it has to be an either/or thing? Tall skyscrapers for everyone!

No updates I'm aware of, but check out the skyline impact. InterCon is just to the left of Fordham Spire.

^^ The thing that continues to amaze me with your models is, each time I view them, I'm reminded how well the proposed and UC building fit in with the current skyline (if that makes sense). It's as if there was larger scope urban skyline planning (rather than just for individual sites and buildings). Anyone who thought the FS wouldn't fit just needs to view your models. The problem lies in that, for major projects, those that fall into the never built category will be even more disappointing, now that I know what kind of impact they would have made.

That is totally awesome. I hope it gets built!

This building is so appropriate for Michigan Ave. It seems to ooze a sense of stylish sophistication and possesses a commanding presence. Overall, I give it three squeegies, but reserve the right to change my mind if the tower starts to smirks.

STR, your models are amazing...and thanks for the direction with regards to the *.jpg. To be honest, I check this forum at least 10 or 15 times a day and read all the updates on construction in Chicago. And being a New Yorker, who plans on being a Chicagoan within a year, your models have helped me get really motivated to make my move. I really can't wait to see what this city looks like within four more years, especially now that I have a really good idea!

So, I guess that is a long winded way of saying THANK YOU! I know everyone here appreciates your giving up so much of your free time!

it's a well designed building. Not great but not the least bit poor.

Intercon North got the full treatment (though, I may still mess with it some more, but it's good for now). It's not especially reflective, in case you're wondering about that, I just specifically chose angles that would get a reflection. (Hint: take a close look at #3). This is a tower I've never really done much with, in fact, it was overlooked for over a week after I added it. Yet, this building will have as much of an impact on the area as Trump Tower.

I really like this building. I feel that if a building has a hotel backer its generally a go on construction. Anyone else feel this is also true?

This one is a long way off. I don't even think demolition of the ugly north tower was supposed to happen until 2008.

Does anyone know if the zoning change for the height of the North Tower parcel was changed by the Planning Commission? Didn't it get submitted last fall?

It hasn't come before the planning commission yet. They've submitted their application, but that's as far as things have gone.

^Does this have to pass for them to start selling units? My guess would be yes?

They could start marketing units before it's approved by the plan commission, zoning council and city council. What usually happens first are the reservations and deposits which are usually refundable. Remember Fordham, 1400 & 1600 Museum Park began marketing before approval. It's up to the developer.
