What the pope is saying is that while it's great that the Terminal Tower is undergoing restoration, it's still going to look the same when finished. Thus, it may look a little cleaner and brighter in the skyline, but it's not going to change the skyline - if you get my drift.

I'm also slightly jaded (as is most informed clevelanders, i.e. mayday) as to who owns the building and their current track record in cleveland.

I agree, Mayday. I worded it wrong. I should not have said that it would change the skyline. Terminal Tower just looks terrbile with all that scaffolding on top.

^It's about a mile east of the central business district.

The developer of Crocker Park is starting to put a time frame on his grandiose plans for a similar mixed-use project in downtown Cleveland, and it calls for work to start as early as next year.

Asked about his timeline for the project during his Dec. 12 presentation to the Greater Cleveland Mortgage Bankers Association trade group, Robert Stark said he would like to “see this open in the year 2010.”

“Actually, I believe it’s possible to do it before that, but it wouldn’t be responsible to say so in a public meeting,” he said.

So that's why they have the "don't open" sign on the building. I thought it went along with the Christmas decorations on the Square. I did notice the exterior lighting on the building one morning on my way to work.

That building brings back a lot of memories, especially when Morrow's Nut House used to be located there. The aroma of roasting nuts filled that entire area. The Original Cookie Company that was next door was always a must stop when I went downtown.

On a side note, the very top of Terminal Tower that has been uncovered from the scaffolding, has been relit.

First of two parts: Roots of the Avenue District



Driving on a two-lane road through the flat, windswept desert in southwest Texas let Nathan Zaremba appreciate the meaning of "in the middle of nowhere." He sailed past a few villages every 20 miles or so. Each settlement was tiny and dirt-poor.

But, like an oasis, a prosperous town stood out in the otherwise featureless distance. It wasn't a mirage; it was Marfa, Texas. The artists' colony was rich with classy galleries, architectural firms, a well-appointed ballroom and a beautifully restored hotel. Marfa also was growing and still is, both in population and disposable income.

Why was it there? Because someone had a vision and was willing to take a financial risk to make it reality. In Marfa, the Judd Foundation and the Chinati Foundation put up the money to support the artists' colony. Others simply followed their lead. Momentum took it from there.

After returning to Cleveland, Zaremba, president of his family's residential development company, wanted to apply what he saw to his hometown. The $250 million Avenue District is the result.

CLEVELAND – Dec. 21, 2006 – Zaremba, Inc., developer of The Avenue District, a $250 million residential development in downtown Cleveland, has secured the Foundation Permit to allow underground construction to begin at Site 1, 1211 St. Clair Ave., on the northeast corner of East 12th Street and St. Clair Avenue.

Construction fencing for Site 1 has been up since early December, with the majority of work scheduled for evening hours to avoid disturbing traffic flow during the day. Future Site 1 milestones include excavation of the foundation beginning in February 2007, superstructure and core construction starting in May 2007, and completion of phase one, including 50 lofts and eight penthouses, in August 2008.

Construction is underway for Site 3, located at East 15th Street and the newly created Lindazzo Avenue. Site 3 will be home to 30 townhomes, with the first 15 set for completion in August 2007.





TIMELINES:


Site 1--East 12th Street and St. Clair Avenue

Utility Relocation (Present - Feb. 15, 2007)

- Closing of St. Clair and East 12th Roads, and closing of parking as needed
- Installation of construction fence
- Excavation and relocation of utilities


Foundation (Feb. 16 - May 2007)

- Closing of parking lots
- Onsite presence of trailers and construction vehicles
- Excavation of foundation work
- Foundation and framing for both the parking garage and 1211 St. Clair Ave.


Superstructure and Core (May - November 2007)

- First visible signs of out-of-ground structure
- Framing and pouring (in floor sequence) of columns and floors
- Installation of the building core (elevator, stair and mechanical shafts)


Building Shell (October 2007 - July 2008)

- Installation of metal stud framing and substrate along the entire exterior perimeter
- Installation of all building skin materials: brick, stone, metal panels and windows


Interior Buildout (December 2007 - August 2008)

- Metal stud framing to begin concurrently with the construction of building shell
- Installation of metal stud framing, drywall, and interior finishes, and mechanical, electrical and
plumbing equipment and risers
- Units completion and occupancy


Site 3 (Townhomes)--East 15th Street and newly created Lindazzo Avenue

- Site clearing and demolition (Present)
- Excavation and foundations (Present - March 2007)
- Wood framing and roofing (March - May 2007)
- Interior buildout (May - August 2007)
- Occupancy to begin (August 2007)
