7 Bryant Park close to its first leasing deal
Two companies, including law firm Reed Smith, are competing to take about 30% of the space in the tower, which is under construction.

The law firm Reed Smith is in talks to take at least 160,000 square feet at 7 Bryant Park in a transaction that would secure the building's first leasing commitment and absorb about 30% of its space.

According to sources, the firm is competing with another company whose identity was not immediately clear to become the building's anchor tenant.

The 30-story, 471,000-square-foot tower, designed by Pei Cobb Freed & Partners Architects, is under construction along Sixth Avenue on the block between West 39th and West 40th streets. The property, which features a distinctive hour-glass shaped cutout on its 40th Street corner facing the park, will be complete in 2015.

Reed Smith and the other tenant are jockeying for floors in the building's base, where rents start in the $80s per square foot. (Its top floors are reputedly asking an eye-popping $200 per square foot.)

The developer, Hines, is building the boutique office tower in partnership with investors Pacolet Milliken Enterprises and JPMorgan Asset Management. When the group broke ground a year ago, the project appeared like a daring bet on the midtown office market, which has seen a slower pace of leasing than midtown south or lower Manhattan and whose brand has lagged those two office precincts.

The deal with Reed Smith, which sources cautioned is not yet done, would seem to confirm that speculatively building a well-conceived, state-of-the-art office building, with a manageable amount of space, is a formula for success. Developer Edward Minskoff, for instance, finished construction of the roughly 400,000-square-foot East Village office property 51 Astor Place last year, and, after a slow start, has leased the bulk of that project to several tenants, including IBM, St. John's University, and 1stdibs. Mr. Minskoff is also in talks to lease space in that building to Twitter.

Reed Smith would move to 7 Bryant Park from 599 Lexington Ave. in east midtown. The office neighborhood surrounding Bryant Park has over the past decade become an exclusive enclave whose popularity has roughly tracked that park's ascendancy into a premiere public and corporate amenity. Other major tenants that have chosen the area in recent years include Bank of America, which anchors 1 Bryant Park, and MetLife, which years ago moved its headquarters to 1095 Sixth Ave. from Long Island City.

The brokerage CBRE, led by its New York area CEO Mary Ann Tighe, represents Hines and its partners in leasing transactions at 7 Bryant Park. The brokerage Jones Lang LaSalle represents Reed Smith. CBRE, Jones Lang LaSalle, Hines and Reed Smith did not immediately respond to a request for comment.
