It just saw these. The Dewberry Campanile $125,000,000 revenue bonds just reeks of somebody below board especially for the minimal addition/renovation they are publicly stating. Does anyone know what this project is:

I was thinking the hotel and develpments at phipps plaza.

Planning permits filed for multi-family development at 663 Boulevard. East side of Boulevard between Ponce and North.

Nice to see additional multifamily units coming in, although I cannot recall if this project was included in the handful 3000 provided renderings of already? Would be nice to see what it looks like. We could really benefit from a few hundred (if not thousands) of new multifamily units across the city.

Edit: found some more detail from Atlanta BeltLine Design Review Committee (meets the 3rd wednesday of every month, let's start tracking them similar to Midtown DRC):
"NEW BUSINESS: 663 Boulevard – SYNCHRONICITY
The property is zoned RG-4. The project involves the new construction of five residential units within a duplex at 3,700 SF
and triplex at 5,600 SF"


More from that agenda, 150 stacked townhome units at 385 Grant Circle. Here's hoping they don't abut the beltline or the street terribly.

Emory has filed a permit to demolish the three story parking deck on the SW corner of West Peachtree and Linden. Potential future development here?

This is the parking deck adjacent to the old Georgia Life building that they had applied for demolition under a separate SAP submittal back in August.



Unsure if they're able to proceed with the demolition of the old Georgia Life building yet.....the community pushed back when they heard about it's potential demise.

The CoA really needs to pass a law to prevent owners/developers from demoing a property w/o first presenting a building plan before the zoning committee. Also if the owner/developer has not commenced building on demoed property 6 months after it's completion, said owner/developer must turn the property into green space and invest $50K in landscaping for every acre.

This lies in the Downtown SPI-1 district.

Per Atlanta's Code of Ordinances, specifically in Chapter 16-18a for SPI-1 Downtown Special Interest District Regulations:

Sec. 16-18A.007. - Demolition of existing structures and redevelopment requirements.
No existing structure shall be demolished for the purpose of creating open space. All requests for demolition shall include concept plans for the redevelopment of the property that are sufficient to obtain an SAP for the development of the new structure.

Any property wherein 60 percent or greater of the principal building is removed or destroyed by any means shall be redeveloped in accordance with the requirements of this chapter notwithstanding any other provisions in Part 16 to the contrary, specifically including the installation of sidewalks and street trees.

(Ord. No. 2007-71(07-O-2221), § 1(Att. A), 11-27-07)

While not directing this at you specifically, community activism helps make these types of projects more transparent. Many seem to focus on the Midtown DRC meeting more than any others so if you want to voice your opinion about this you can also attend the DRC meetings for other areas as well. The contact for SPI-1 DRC is Jennifer Ball to inquire about this project as well as stay informed on other downtown development projects.

Why wasn't this enforced at the property across from the High Museum and the Proton Therapy site. They sat empty with crappy fences for years.

Amenity Deck at The Standard

I think someone disagreed with me last time when I commented, "The Standard has the best amenity deck in Midtown and it's for friggin' students". I stand by my original comment.

First of all, both of those projects are under a separate SPI purview for Mditown.

Both of those properties had proposals put forth when they demolished the previous buildings, but the Great Recession stalled them- then the market forces pos-recession greatly altered these plans afterward.

SPI-16 only requires property owners to repair sidewalks within 180 days of demolition and to provide full streetscaping within 18 months if no concurrent development is proposed after demolition.

I don't think that's correct. The address on the permit is 530 West Peachtree, and the parcel ID (14 00790004052) is the SW corner, not the NE corner (where the Georgia Life building's attached deck is). There's a parking deck there bounded by Linden, Spring, and West Peachtree.
