Rookwood Pottery owner plans $75 million development in Over-the-Rhine

Big might be an understatement. Wade, the owner of Rookwood Pottery Co., plans to develop a large chunk of properties around the historic Grammer's German restaurant at Walnut and East Liberty streets. The three-phase project would include nearly 100 apartments, 40,000 square feet of office space, retail space and four single-family townhomes. In total, he's looking to make an investment of about $75 million. It's an area ripe for rehabilitation but sits near to Cincinnati Center City Development Corp.'s recently completed Mercer Commons phase II.

Urban Sites considers development near streetcar line

Urban Sites, a developer that has put in more than 400 apartments in Over-the-Rhine, is considering turning a large vacant building across from the Samuel Adams brewery on Central Parkway into apartments or commercial space.

In September, the Cincinnati City Council approved a preferred developer agreement with Urban Sites to develop the vacant, city-owned property at 1632 Central Parkway. The building used to house the Cincinnati Business Incubator. Historically, the structure, which Urban Sites is calling the Film Center, was owned by Warner Bros.

It's too early to tell whether the 40,000-square-foot building will be used for highly desired office space or 42 market-rate apartments, said Michael Chewning, chief operating officer for Urban Sites.

$11.2M Redevelopment of Historic Heberle School to Breathe New Life Into West End

A team of New York-based developers have purchased a number of properties in the West End, and a recent tax credit from the State of Ohio may spark the first major redevelopment investment in the historic district in decades.

In 2012, Zada Development purchased two historic school buildings from Cincinnati Public Schools for $60,000 each at auction. The two schools sit within a block of one another in the Dayton Street Historic District, and have sat vacant for the better part of the last decade.

The development team told UrbanCincy that they intend to begin construction on the 86-year-old Heberle School in February, thanks to a $1.8 million Ohio Historic Preservation Tax Credit – the biggest award in the recent round of funding in Southwest Ohio aside from Music Hall’s $25 million catalytic project award. It is due to the neighborhood’s proud history that the developers decided to enter the Cincinnati market and take on their first project here.

Downtown’s former Scientology building to be converted to apartments

The downtown Cincinnati building that was once the home of the Church of Scientology of Ohio is set to undergo a $6 million renovation into market-rate apartments.

The building, located at 211 W. Fourth St., will be completely renovated into 39 apartments and two store-front retail spaces. Walnut Street Parking Inc. purchased the building for $650,000 in September. Karen Blatt, one of the owners of Walnut Street Parking, said this will be this company's first rehab project, but Blatt and her family have been involved in redeveloping Cincinnati real estate for years.

Apartments in works for Main St. building along streetcar line

An owner plans to convert the old Hartford Insurance Company building at 630 Main St. into a garage and build four to five stories of apartments on top of it, according to documents filed with the Cincinnati Historic Conservation Board.


The board is expected to conduct a preliminary design review of the plan at 3 p.m. today.

The applicant wants to convert the basement and first three floors to 130 spaces of parking and then build 64 units and 3,685 square feet of retail space.

Historic Fourth Street building to be redeveloped

Another historic building along Fourth Street in downtown Cincinnati is going to be redeveloped.

Warm Realty + Development, the new commercial real estate development arm of JDL Warm Construction LLC, plans to redevelop the 134-year-old building at 223 W. Fourth St. Jake Warm, president of Warm Realty + Development, said the redevelopment plan hasn’t been finalized yet, but one plan he’s looking at would turn the 25,000-square-foot building into high-end condominiums.

Marriott’s Autograph Collection hotel coming to downtown

A new-to-Cincinnati upscale hotel brand is planned to open in the former Anna Louise Inn in downtown Cincinnati.

Mario San Marco, president of Eagle Realty Group, said the former Anna Louise Inn building will be transformed into an Autograph Collection hotel. He declined to discuss additional details about the project at this point, as Eagle Realty, the real estate arm of Western & Southern Financial Group, is working on the redevelopment of the building.

As the Business Courier has previously reported, Western & Southern CEO John Barrett has said the plan was to bring a high-end Marriott hotel to the site.

Loft-style apartments coming Downtown on Race Street

Three years after completing the Reserve at Fourth and Race, a Northern Kentucky-based developer plans to renovate another Downtown Cincinnati office building to house apartments.

Edgewood-based Ashley Commercial Group expects to begin work this summer to redevelop the underutilized Merchants Building at 32 W. Sixth St. to feature 62 apartments and retail space.

Redevelopment work could begin in July and units could be ready by fall 2016, said Bill Kreutzjans Jr., a partner at Ashley. The upscale apartments will be loft-style and market-rate and retail space will be on the first floor of the 12-story building, Kreutzjans Jr. said.

Banks signs hotel tenant

The Banks will be home to an AC Hotel by Marriott, the development's leaders announced on Monday morning.

The hotel, which will be located across from Great American Ball Park, will be seven stories and have a one- or two-story structure running east to west facing Smale Riverfront Park. It will be developed by Main Hospitality Holdings LLC, an affiliate of Eagle Realty Group, while Cincinnati-based Winegardner & Hammons Inc. will manage the hotel. It's expected to open in spring 2017.

The project, which been speculated about for some time, won't receive a property tax abatement or economic development incentive from the city or county.

The Banks ready to start next phase, say officials

Plans to start development of the next phase of The Banks could get approval within the next 30 days, project officials said Monday on the same day that the project's long-awaited hotel was unveiled. A grocery could be part of the third phase, the officials hinted.

City and county leaders could be asked in June to approve plans for The Banks' third phase, which would start by building a parking garage and adding infrastructure to help raise additional parcels of land at the 18-acre site out of a floodplain.

The next phase will start with part of a site called "Lot 24," which is located due south of buildings under construction for General Electric Co.'s offices and new residents and retail tenants. The Freedom Way site between Race and Vine streets would feature two levels of parking, totaling 690 parking spaces. Design work began last fall.

Towne Properties to build its 1st townhomes in Over-the-Rhine

Towne Properties plans to build seven townhomes in Over-the-Rhine, its first such project in the historic neighborhood north of the Central Business District.

Chad Munitz, a development expert with the Mount Adams-based real estate company, said Towne is working on plans to build the townhomes on about a half acre at the northwest corner of 15th and Elm streets. The property is located along the Cincinnati streetcar route.

Each townhome will be about 2,800 square feet, including a 900-square-foot basement that is partially finished, with two-car detached garages and a private back yard. The three-bedroom homes will likely be priced starting in the $650,000 range.

$40M luxury hotel in the works for downtown Cincinnati

A boutique and luxury hotel developer plans to transform a former Procter & Gamble Co. office building into a luxury hotel in the heart of downtown Cincinnati.

Kessler Enterprise Inc., which is known for its boutique and luxury hotels, wants to turn the office building at 299 E. Sixth St. into a 125-room, independent hotel. Richard Kessler, president and CEO of the Orlando-based company, said this would the top hotel in the region.

“It will be the No. 1 hotel in the market,” Kessler said.

Kessler said Grand Bohemian Hotel Cincinnati would be a 4.5-star, full-service hotel. The developer would work to restore and improve the building. Kessler said they are working to have the building declared a historic landmark.

Nearly 200 luxury apartments planned for former school

An out-of-town developer plans to demolish the Newport Intermediate School building to make way for 200 luxury apartments.

CRG Residential, a Carmel, Ind.-based developer that specializes in renovation and redevelopment of multifamily housing properties, had the winning bid for the school at 101 E. Fourth St. in Newport. CRG Residential will purchase the building for $2.6 million.

David George, vice president of development for CRG, said the developer was attracted to the building because of its location.

New housing project coming to Northside

Episcopal Retirement Homes plans to build a $10.4 million, 56-unit apartment building in Northside for low-income seniors, according to documents filed with the city of Cincinnati.

The Cincinnati City Council’s Budget and Finance Committee unanimously approved a property tax exemption on Monday for the 0.75-acre project that should get the full council’s OK when it meets on Wednesday. Construction on the project is expected to begin July 15 and finished in July 2016.

Tri-State Building buyer takes 1st step to convert to apartments

The expected buyer for downtown Cincinnati’s Tri-State Building has taken the first step to convert the office building into a mixed-use commercial and residential building.

Traction Partners LLC, an affiliate of Franklin, Tenn.-based real estate owner and developer Parkes Cos. Inc., submitted the nomination of the building at 432 Walnut St., also known as the Traction Building, as a local historic landmark to the Historic Conservation Board. The nomination will go before the board on Monday, July 13.

U.S. Bank Arena plans huge renovation

The renovation involves increasing capacity to 18,500 from about 18,000 it can hold for concerts now. The key is that it would have up to 1,750 club seats. It has just 352 now. It will also add a new suite level closer to the stage. That will create space for 40 to 60 suites on a middle level of the seating area. And it could add more suites on other levels in the future. It now has 39 suites plus two party suites, all at the top of the seating area, high above the arena floor. The new suites are a big deal. Cincinnati lost out on its bid to host the 2016 Republican National Convention, and the need for more suites was a key reason for that.

Downtown Cincinnati hotel converting to upscale apartments

The owner of Garfield Suites Hotel in downtown Cincinnati plans to convert the 153-unit, full-service all-suites hotel back to rental apartments in 2016. Hotel Capital LLC of Indianapolis informed hotel management recently of its decision to take advantage of the high demand for apartments in Cincinnati’s urban core.

Historic downtown building’s transformation will bring micro-apartments, rooftop restaurant

Details of the long-discussed conversion of a downtown Cincinnati office building into a mixed-use development are coming to light.

Michigan-based developer and property manager Village Green confirmed that it plans to bring 294 luxury apartments to 309 Vine St. That will include micro-apartments measuring about 400 square feet along with penthouses and other residential spaces. The miniature urban living options will be the first of their kind in the Greater Cincinnati market.

In addition to the apartments, a 11,200-square-foot market will be added to the building’s ground floor and a 6,300-square-foot restaurant will be created on the rooftop, with views of the Ohio River, Great American Ball Park and Paul Brown Stadium.

Former P&G office building gets second chance at hotel deal

After a deal to convert a former Procter & Gamble Co. office building into a boutique luxury hotel died, a different developer has the building under contract with plans to renovate it into a 160-room hotel.

NewcrestImage LLC, a Lewisville, Texas-based company, has the building at 299 E. Sixth St. under contract for purchase. Gary Mills, vice president of real estate for NewcrestImage, said the company plans to convert the building into a full-service hotel with a major brand.
