Conshy is booming! But interestingly enough its residential real estate doesn't seem to be doing too well:

Shopping center living: Apartments proposed for Berwyn's Swedesford Plaza

Bozzuto Group is proposing to raze a building that once housed Hhgregg at Swedesford Plaza in Berwyn to make way for a new 250-unit apartment complex.

Golf Galaxy is also a tenant in that building and would be relocated into a vacant Pathmark in the same shopping center. The proposed project involves tearing down that structure to make way for the construction of a four-story, 76,600-square-foot building that would have two courtyards and an attached four-story parking garage with 395 spaces, according to plans filed with the Tredyffrin Planning Commission.

The center is visible from Route 202. “We love the location and think it’s a great spot for a mixed-use project and will help some of the retail that is struggling there,” said Pete Sikora of Bozzuto.

The center at 400 Swedesford Road is owned by Echo Realty of Pittsburgh. It bought the property in 2013 for $23.1 million, according to Chester County property records. It consists of three buildings totaling 146,916 square feet on19 acres.

^ There are a number of failed or under performing retail sites along that short stretch of road. They could all use something like this. Given the location adjacent to 202, I don’t think this will prove objectionable.

Update on the Proposed Apartment Community on Riverfront in Conshohocken

Last night, Conshohocken’s Zoning Hearing Board held a hearing involving several variances sought by a developer, High Street Conshohocken I, LLC, in connection with an apartment community it proposes to build on Conshohocken’s riverfront. The photo above shows the building if looking from the river.

In the first article about this, there was a question to its exact location. The location is described as west of the Matsonford Bridge on Washington Street. Last night we got a clearer picture of its location.

As we have reported before, there is a plan to move the Conshohocken Train Station to just west of Oak Street. A railroad track crossing would then be added at Oak Street. The proposed apartment community would be directly behind the new train station (between the tracks and the river).

Ardmore is getting ready for its transformation — a downtown

A developer’s plan to transform Ardmore with a retail and housing development where two auto dealerships now stand has riled neighbors and pressed Lower Merion officials into action, suggesting tweaks to what would become the town’s largest apartment complex.

If approved, the complex would replace the Acura and Volkswagen dealerships on Lancaster Avenue with a six-story, mixed-use complex that would have 257 apartments, 122,990 square feet of commercial space, and 840 parking spots.

Any word on where the dealerships would be moving to or are they just going to close down? That Acura dealership used to do pretty good business but I haven't been up on their numbers in the last few years, though.

They’re going to take up some of the retail space on the ground floor. There’s going to be over 120,000 sq ft of commercial space.

The owners of the car dealers are actually the developers.

Just wanted to share with you all the new BLS data that came out today for April 2019 employment. Philly continues to have above average growth relative to the rest of Northeast. The cities on both sides of us (NYC and Baltimore) are punching above their weight too, which helps us as well.

I drive by this regularly and it's pretty large for the footprint, 70 additional units on top of what was already there is pretty substantial. But the traffic that this will bring on top of the mess already...I am all for increasing the density but the roads were not built for this.

Nice to see about Atlantic City. I think AC's drastically underrated and always wish the best for it.

AC has a lot going for it. It could really be something great if it were to catch on. They have to reinvent themselves at this point. The gambling thing can be done anywhere.

If they focused on it being a beach town with some glitz, I think they'd be better off than trying to make it a glitz town with a beach.

Hilton breaks ground on Camden's 1st hotel in decades

Quote:
Camden may not have a hotel, but that will soon change. Hilton has started work on a new 180-room property that will be the first hotel in decades for the South Jersey city.

Ground broke on Tuesday for a Hilton Garden Inn at 1 Penn St., which has been at least three years in the making since first proposed by developer Louis Cicalese.
