Got to love this:

Baker bemoaned as “substandard” its plan to including town-home style housing with the master bedrooms below ground (architect Rustin Ohler, principal of Harman Deutsch, promised to reconsider that) and decried the “plague of Sponge Bob Square Bays infesting our city.” They are creating a “stamp for Philadelphia which I don’t find generous, I find it pedestrian.” To that, Ohler said he had “no answer.”

It's a funny quote for sure, but I don't really see the bays on this particular building as being all that bad. There are definitely a lot of ugly rectangular bays that have been put up in recent years though.

I'm more excited by this particular quote:

Pearl’s attorney, William Martin, Esq., Fox Rothschild LLP, noted that the developer is currently in litigation to dissolve the “arrangement” that includes the billboard in the parcel.

I'd love it if they were able to get that particular billboard down. That thing is an eyesore.

Could be at all possible that the billboard's presence (which is apparently bound by contract) is preventing a high rise on the corner? If Pearl succeeds in getting permission to remove the billboard, could that lead Pearl to redevelop that corner property?

Groundbreaking for new Broad Street hotel set

Pearl Properties is scheduled to officially break ground June 8 on its latest project, a 14-story boutique hotel on South Broad Street in Philadelphia.

The Cambria Hotel and Suites at 219-225 S. Broad St. will have 222 rooms. It will also have 2,500 square feet of meeting space, a business center, a 2,500-square-foot pool area, a fitness center and a 3,000 square foot rooftop lounge.

The Philadelphia developer will construct the hotel on a site where a run-down garage stood. The garage had been closed for years after being cited for several L&I violations.

Cambria is a hotel franchise established by Choice Hotels International Inc. (NYSE: CHH) of Rockville, Md., which also operates the Comfort Inn and Rodeway Inn.

The Cambria brand targets business travelers and there are 25 of these hotels now open and another 30 in development.

The Philadelphia hotel is expected to open next year and will be operated by Concord Hospitality Enterprises Co.

Speaking of the Gallery, Preit is out in Vegas selling space for what seems to be a 2018 targeted reopening.

By 2018 we will have 2 or 3 more concepts come and go.
But on the plus side, the demo will finally be wrapping up.

2018 is a year and half away, a demo and rebuild of a project that large is pretty reasonable.

Preit is set on opening up the walls to Market and Filbert and having many more dinning options. Both very positive that those ideas have not changed.

No doubt theres alot to do; and certainly it will be a big positive if they are able to create a streetscape along Market St. but as others have said above Preit just doesn't seem to know what they are working with and hasn't seemed to be able to settle on a direction. Up scale outlets, fashion outlets, restaurants and entertainment, how about a French village on the roof. I don't think this is a easy call, but its going to take a team with real vision. Maybe Preit can be that team, but so far I haven't been impressed.
