I'm perfectly fine with this, honestly it's an improvement over the original design which was just okay.

Approved at OLT.

The approval here is sort of interesting, as it's through an appeal of the Downtown Secondary Plan and not an individual development application. The developer here appealed the Secondary Plan when it was approved, requesting that this site have the highest density permission on it which permits 30 storeys as of right in both the secondary plan and zoning.

The resolution of the appeal also means the downtown secondary plan is now in full force and effect across the entire downtown as this was the last remaining appeal.

2 of them are being destroyed for the entrances sadly.. Not sure what function the buildings themselves will have on the main floor - like will the back halves of the buildings be inside the podium or are they shearing them off for just an outside aesthetic? That part confuses me a little - I'd have to see floor plans..

Pretty sure I saw an updated render somewhere where those houses are preserved.

Here is the updated rendering. This doesn't match the zoning by-law which was approved however, I count 33 storeys in the rendering and the escarpment height limit, as we see across the steet for Apex, is closer to 24-25 storeys here.. and the zoning by-law has a maximum of 78 metres approved here, which aligns with ~25 storeys, not 33.

Whatever is going on in the back shows to me they could've respected the existing homes a little better with all that setback room- especially given how nice they look today. I don't oppose a condo here, but it is a tight fit.

I think those houses are just gonna be facades.. I think the condo will gobble up the back half of them, but it's really hard to tell.. 2 of them will be entirely demolished to get that parking garage in on the side.. I don't get it - why destroy the parts of the city that ACTUALLY look good?

I had recalled that the two houses on Queen were to be retained and I could swear there was a render with that, or site plan or something. It was brought to my attention there was an OLT case for this related to the houses on Queen.
