this is going to make more of a considerable difference than I had thought

can 15th and 16th get some better foliage from Vine to SG, would help soften the ramps and make this feel better connected

...or build is the red sections shown below. I realize that there isn't much realestate there and would be potentially complicated from an engineering standpoint but it could work.

a park along the Vine frontage, even dog park would be a good use

along the side (tough because the traffic and speeds) I like activating the Vine and Callowhill sides (maybe defined food truck areas)

This could work but you have to throw developers a bone. Like ease up on parking requirements or other things in the zoning code that scare developers off or add costs. There's certainly a demographic out there looking for the city experience while still maintaining highway access? But you have to acknowledge the difficulties in building here and address those issues to make it more palatable to builders.

I've said it before, but the same approach goes for the north side of Vine Street between 8th and the Parkway. You'll never get that stretch to be like Chestnut or Sansom, so why bother trying to fit a square peg in a round hole? If there's one place in Center City for Miami-style towers on parking podiums that eschew good urban form, this is it. It would certainly beat what's there now.

I think it’s the fugliest building I’ve seen in the while. That yellow is god awful...

I don't think that that yellow is permanent... I think it's gonna look like the rest of the building and that it's a cover like DuPont.

As I have had occasion to sit in traffic on these ramps, I have often wondered if a building could be constructed parallel to Vine St. and going north back as far as Pearl St on the map. This building would have to be built over active, but often slow moving, traffic lanes, and I don't know if the safety concerns would allow such construction. But these ramps are more or less 'in the basement' by the time they reach the Pearl St. area.

I wonder if the land costs were very low, if that would allow for the increased construction costs. And the developer would have to find a way to 'pay back' the State for the land, such as including below market rate housing, taking on the upkeep of the rest of the idle land around the ramps. What could be a win win type of project for this site?
