Probably the Sam's club TC is wanting to build at the former ACS site near Cityplace...or maybe Goat Hill (Crow is doing that one too, right?). Either way, the Sam's club project has soured many people on Crow.

I agree, with the amount of construction going on in tne DFW area, it's surprising it doesn't get updated as much.

As is typically the case, so many DFW enthusiasts post over at DallasMetropolis, leaving SSP dead.

TC & Sam's

Here's Trammel Crow's Explanation of the Sam's Club. Basically they're in too deep with Wal-Mart, promised too much and now they can't back out. They'd rather risk pissing of the Neighborhood and city than lose a large deal/client. Hopefully, they did warn Wal-Mart repeatedly and Wal-Mart just said no, this is what we're doing..Make the city tell us no.

Either way, their "Defense" of the development is really weak.

“...'They’ve made great efforts to design a building that’s not your typical Sam’s. It has multiple facade walls and different depths. I think it’s a great elevation..."

1st off, has the major outcry been about the elevations? Not at all...

Secondly, there are suburbs within DFW that this proposal would get turned down until they upgraded these elevations to meet code. (Frisco, Southlake, Prosper, Westlake, etc.)

In the end, it will get built because money trumps all.

More than $1.5 billion in projects in the pipeline in Dallas’ Uptown district

http://www.dallasnews.com/business/c...n-district.ece

Quote:
If you’re counting cranes, more of them are perched over construction sites in Dallas’ Uptown neighborhood than anywhere else in North Texas.
Sure, all the buzz about Toyota Motor’s move has got the folks up in Plano excited, but if you want to see an honest to gosh building boom, drive to Uptown.

Built in 1968, the skyscraper is less than 50 percent occupied.

KFK Group is working on a plan to turn the top floors of the tower into a hotel or residential space, downtown property brokers say.

But in the meantime, the investor wants to bring tenants into some of the empty offices spaces in the lower part of the building.

Dallas-based developer Billingsley Co. has formed a new company that plans to build more than 3,000 apartments in the next two years.

Billingsley Construction Inc. is an out growth of the commercial real estate firm’s successful developments in Dallas’ northern suburbs.

“Creating a construction arm in-house makes perfect sense for our growth and long-term hold strategy in the multifamily sector of our business,” developer Lucy Billingsley said Tuesday in a statement “ We are developing the master-planned rental communities of Cypress Waters and Austin Ranch.

“Between just the two of them we will build over 22,000 apartments.”

Two real estate projects in the works will bring hundreds of new apartments, retail space and an office tower to Richardson.

Property owners on the east side of North Central Expressway near Campbell Road plan to redevelop an old Richardson office complex into a mixed-use project.

The proposed development would include a new office high-rise plus more than 500 apartments to be constructed on a tract between Greenville Avenue and North Central.

Wood Partners gets underway on new Farmers Market project

Candace Carlisle
Staff Writer-
Dallas Business Journal

Quote:
Atlanta-based apartment developer Wood Partners LLC is underway on the construction on the latest Dallas Farmers Market project, a 313-unit apartment community.

The soon-to-be developed project, named Alta Farmers Market, is making great progress on the 4.7-acre site near the Dallas Farmers Market in downtown Dallas, said Ryan Miller, a development associate with Wood Partners.

"With the revitalization of the Dallas Farmers Market next door and a resurgence in Deep Ellum, our residents will have great access to restaurants and entertainment in the area all while being in close proximity to the downtown office market," Miller said, in a written statement.

The amount of growth in the Dallas area is incredible. Last time I was there looking out from my hotel room I counted 12 cranes in the air from just that one viewpoint. Driving out of town back to Tulsa I counted another 20 along that route.

Gonna be back in Dallas next week for Market to find goodies for my shop (and a side trip to Ikea as well lol)

Would like to see more pedestrian friendly development in Uptown Dallas, and other areas as well. So much of it is still auto oriented so that even with the incredible growth, there isn't even close to being a comparable amount of pedestrian activity.
