My other buddy in real estate pointed to the AirBnBs coming online en masse in those downtown apartment conversions that completed a year or two ago. Maybe I'm being pessimistic but I hope we don't get blindsided by the popping of a housing bubble downtown... Maybe though there are some neighborhoods booming while the rest remain relatively cheap and flat?
I have heard about softening demand uptown as well. I dont know for sure, but i think Freret street may be sucking a lot of student and general residential demand away from the traditional student clusters around Maple and Calhoun streets. I have several friends that own rentals behind Baptist and they have been quick to lease up and larger units are rented to undergrads.

Personally if i was an undergrad todday Freret would be much more appealing than the traditional uptown areas of the past

Also there is a lot of higher quality facilites coming online than before ... so some of these smaller places that offer no amenities will have to charge accordingly. If im paying 1200 a month im going with the place with pool, rooftop, gym and other services ... eapecially 24/7 emergency repair services.
Speaking of balancing out and the discussion about Uptown rentals being in less demand...while Loyola may be downsizing a bit, Tulane keeps getting bigger. They have the most freshmen coming in this year that they've ever had. They have to live on campus, but yeah everything balances out eventually...

Does anybody know the status of the Holiday Inn Express (Still disgusted about that brand change) at Lee Circle? I thought Hotel Modern was converting relatively soon but it has been a while now since those plans were announced.

How realistic that the WTC renovation will happen?

Murphy beds? Restaurant for just the staff? Golf simulator? I can't see residents local to Louisiana wanting to live here...

Any more details?

It's cool to see. I've always thought that could be a really popular area, but they need to get expanding ferry service.

I could see an algiers point taxing district proposed to help subsidize expanded ferry hours.

Tulane Ave and Jeff Davis

Does anyone have any renderings for the convenience store that is replacing the Shell Station at Tulane Ave and Jeff Davis? After months of NO work, they've been hauling ass the past three weeks. Landscaping looks really good. I think it might be a Sterling Express?
