I wonder if anyone would build a super tall condo in Sunny Isles Beach just for the heck of it. I assume it’s far enough from MIA and Fort Lauderdale’s airport to not be an issue to the FAA.

What do you think about Little Havana, the Historic Downtown, and possibly Coconut Grove? I think they have good potential for denser development.

It could be done. Its far enough from flight patterns to allow for it. Three towers, Turnberry, Muse, and Armani Casa are all at 649 ft. Any future developer could go higher, but they have to go through the FAA. The good thing is that the FAA tends to be reasonable, and in some cases, favorable with appeals. They are more reasonable than some local NIMBY Districts.

I agree that all of those areas have great potential for denser development.

Coconut Grove still seems to be going the route of: large, 30-story or so resort condo towers or ultra modern single family homes. There doesn't seem to be much interest in 3-5 story residential there. But as the West Grove gentrifies more, I could see that level of development along Grand Ave. At the same time, I would hate to see the local community get pushed out more... it's happening already.

I think Little Havana probably has best potential for this type of smaller-scale dense development, given its existing built environment and its linear proximity to downtown. The general area already has many older (1930s-1960s) low-rise apartment buildings. I really like those, and hope that they aren't completely lost in favor of "luxury" apartment/condo buildings. They are real Miami to me.

My main interest in Downtown proper is that the historic buildings are preserved. There are some great examples of Art Deco and Miami Modern architecture there, and much of it is underutilized. I'd really like to see the old part of downtown develop more of a vibrant scene. I's a relatively small area, but I think it's really cool.

Yeah, it’s gonna take a shift of either attracting more millennials or middle class folks from Latin America or elsewhere to settle in these neighborhoods and bring up the demand for more human scale development.

RELATED & MIAMI-DADE UNVEIL $600M RIVER PARC PLAN FOR 1,800 NEW AFFORDABLE HOUSING UNITS

Related Urban Development Group and Miami-Dade have unveiled plans to build 1,800 new housing units at River Parc near Marlins Stadium.

The plans were unveiled at a groundbreaking for the 150-unit Gallery at River Parc, which will include both affordable and workforce housing. Miami-Dade County Mayor Carlos A. Gimenez and Commissioner Eileen Higgins attended the groundbreaking and unveiled the new master plan.

Related is planning to partner with Miami-Dade to build the River Parc Master Plan on a 22-acre property in Little Havana, across from Marlins Park and near the Health District and Downtown.

There are currently 800 unis there in three public housing developments – Robert King High, Haley Sofge and Martin Fine Villas. Under the new Master Plan an additional 1,800 affordable and workforce housing units will be added, bringing the total housing count to 2,600. All 800 existing public housing residents will stay onsite at the same rent.

Gallery at River Parc will will feature 80-percent workforce and 20-percent affordable housing. Amenities will include a swimming pool, fitness center, multi-purpose room, and business center. The building lobby will feature an art exhibition space for young and aspiring artists to showcase their work and hosting of other events. Residents will have access to the Related-Livly App, including an integrated package management system. There will be 40 studios, 70 one-bedroom/one-bathroom units and 40 two-bedroom/two-bathroom units, each with a washer/dryer. .
