Lefkowitz, doing business as 462 Lexington Ave LLC, plans to build a 106,000-square-foot, nine-story building at 205 Park Avenue, according to documents filed Wednesday with the Department of Buildings.

About a quarter of the building’s residential floor area, or 23 units, will be made permanently affordable in accordance with a spot rezoning the developer secured for the site last year, converting the zoning for the vacant lot from manufacturing to residential and commercial.

do we have this new som designed 4 hudson square regional disney hq building?

not tall, but it looks lush and rad -- a whole blockbuster of a campus with more terra cotta!


The 1.2 million-square-foot building will occupy the entire block bordered by Varick, Hudson, Vandam, and Spring streets, with ground floor retail and new sidewalk pavings included as part of the package.

Located at 1526 Sedgwick Avenue, the 85-foot-tall structure is designed by J Frankl Associates and will yield 32,980 square feet with 26,800 square feet dedicated to residential use.

A total of 39 apartments will be created, averaging approximately 680 square feet apiece. Given those modest dimensions, rental units are most likely.

The remaining building area will support a recreation room, laundry facilities, and on-site parking for six vehicles and 20 bicycles.

The structure features a brown and white brick façade, balconies along Sedgwick Avenue, and larger private terraces at the eighth floor of the building. The new renderings also reveal an occupiable roof.

At this time, the project team has not specified which income levels will be targeted when leasing launches.

The lower level of the structure will house 9,168 square feet of retail area, a community facility spanning 1,157 square feet, and parking accommodations for 34 vehicles.

Empire Outlets mall boosts Staten Island tourism

Since the Empire Outlets mall opened in May, hundreds of thousands of visitors from France, Germany, Denmark, Australia, Brazil and other countries have left the St. George Ferry Terminal and walked next door to scoop up bargains at Nike Factory, Levi’s and Nordstrom Rack, among 27 other retailers.

Overseas visitors now make up the bulk — or 65% — of all Empire Outlets spending, according to the city’s tourism bureau NYC & Co., which examined Visa credit card data. That’s helped push international spending on the island up by 47%, while total apparel spending has grown by 158%, NYC & Co.’s credit card data shows.

Tourists interviewed by The Post said they’ve chosen Empire because it’s convenient to the ferry, and they love a good deal.

Some visitors boarded the ferry with the intention of discount shopping, while others say they were lured into making the pit stop after they were handed pamphlets in the lower Manhattan ferry terminal by Empire Outlets greeters.

Pernille and her husband Brian from Copenhagen said they were “very surprised” to find shopping in Staten Island.

“Our friends were here two years ago and they told us there is nothing to do on Staten Island,” Pernille told The Post on Wednesday at the waterfront center, where she scooped up a jacket for herself at Guess Factory.

But Miguel and Ariadna, a young couple from Barcelona, made a beeline for the mall, knowing in advance that they wanted to go to the Nike store, where they spent $200 on three pairs of sneakers and several shirts and socks.

Ariadna said they’d thought about going to Woodbury Common Premium Outlets in Central Valley, New York, but decided it was “too far” for them.

Mette of Denmark said she was happy with the bargains she found at the Levi’s store, where she estimated saving about $150 on a pair of jeans and several T-shirts with the Levi’s logo.

Claudia from Sicily said she and her family were fully intent on hopping on the next ferry when they received the bright red pamphlets for Empire and made a last-minute excursion to the shops. They left with full shopping bags from Nordstrom Rack.

For now, Empire Outlets is attracting anywhere from 30,000 to 40,000 visitors a day, and that’s without the benefit of most of its yet-to-open restaurant and bar attractions, which are expected to further increase the amount of time — and money — visitors spend on the island.

This is one of those rare cases where it makes sense to have retail. Main thoroughfare arteries are a no-brainer, and Empire Outlets seemingly landed themselves a goldmine. I hope I can stop by when I return to NYC.

Components include more than 20,000 square feet of community facilities with residential and retail areas spanning 2,400 square feet each. In total, the building will comprise approximately 25,600 square feet.

At this time, the project team has not specified the number of apartment units, the type of community facilities that will be available in the building, or a completion date for the new project.

A 400,000-square-foot commercial redevelopment project in Long Island City has begun its first phase of renovations.

The massive development called ‘Urban Yard’ will encompass five former warehouse buildings, which will be renovated and connected to create new office and retail space between 21st Street and 22nd Street along 40th Avenue. The five buildings will surround an outside courtyard.

The first phase of renovations will be an 87,000-square-foot office building at 40-09 21st St. across from the Queensbridge Houses. The office building will feature oversized windows on three sides, 15,000-square-foot floor plates, a renovated lobby, tenant amenity center, large new elevators and outdoor landscaped areas with seating.

The office building is expected to be completed by summer 2020.
