You find many more pedestrians on the Country Club Plaza, in Westport, etc. Two things, it was a very hot and humid day, and I usually don't aim for pedestrians in my photos. Nonetheless, the vibrancy is an issue I bring up at times and progress has been made.
Commerce Tower behind the parking garage is going residential. 909 Walnut behind it has already gone through a residential conversion. Look for increased pedestrian activity in the future from that project in the CBD.

Streetcar. Light rail in the future as the streetcar hopefully expands. Right now I consider it an urban development tool a la Portland. The easiest extension will be down Main St. to the Plaza.

I hear ya. KC went with special tax districts to fund the project so far. Plus, Jeff City just leaves KC to its own devices, especially as Kansas attempts to bring MO businesses across the state line.
