Chinatrust confirms HQ sale to proceed

Chinatrust Financial Holding Co (中信金控) yesterday said it will proceed with the sale of its headquarters building and the adjoining Novel Hall Theater in Taipei’s Xinyi District (信義).

The company made the comment after President Ma Ying-jeou (馬英九) urged Chinatrust Financial to preserve the 16-year-old Novel Hall, Taipei’s first privately owned theater, which Minister of Culture Lung Ying-tai (龍應台) and many others have been petitioning to save.

“Chinatrust Financial plans to move its headquarters to a new building in Nangang District (南港) next year and has no choice but to sell its current headquarters and Novel Hall,” the company said in a statement.

Novel Hall was built by Chinatrust Commercial Bank (中國信託銀行) and is run by a culture foundation linked to Chinatrust founder Jeffrey Koo Sr’s (辜濂松) family.

The bank spent NT$1.2 billion (US$40 million) building the theater and has put an extra NT$1 billion over the past 16 years to maintain its operation, the statement said

Chinatrust Financial said it is up to the buyers of the Xinyi building to decide whether to preserve the theater, but added that if the government could help Chinatrust Financial obtain a suitable piece of land, it would try to build a larger and better theater.

Several property investors are reportedly interested in the Chinatrust Financial building, which is valued at NT$25 billion.






Chinatrust is moving its Headquarters to Nangang (http://forum.skyscraperpage.com/showthread.php?t=155872) and intend to sale its old headquarters in Xinyi District. The current building in term of design and floor area does not generate same value as sale price. It mean it has a large possibility that new owner will redevelop and build a taller building on it.

The statutory floor ratio of this zone is 560%. The redevelopment project will gain 50% extra to make it 840%. It can be 200m+ high-rise with this floor ratio.

i cant believe they cover up the entire building with ads like that.

i hope the new owners will tear this building down and build a nice supertall on it. designed by a globally renowned foreign architect of course!

近2年外(陸)資在台獵地一覽

 看好兩岸服貿協議可望生效,台灣資產增值潛力可期,外資私募基金子樂資產-Riant Capital,日前砸下48.5億元「錢」進新竹;而中東主權基金-阿布達比穆巴達拉也評估出手買下中信松壽總部大樓。
 被視為2013年壓軸強檔的中信銀松壽大樓標售案,被外資法人鎖定為下一個土洋對決的世紀大標案!
 戴德梁行協理賴一毅表示,中信松壽大樓徵求合建廠商,訴求「三送嫁妝」,附保證買回條款。目前掏錢10萬元購買投標須知的潛在買家,舉凡保險業、大型建商、投資大戶、外資私募集基金等,統統沒缺席。
 據悉,中東國家主權基金-阿布達比穆巴達拉也已私下洽詢;穆巴達拉近3年攜手遠雄企業,積極評估台灣、大陸房地產項目,目前尚未出手。
 除中東主權基金外,不少國外私募基金已大舉來台獵地。仲量聯行董事總經理趙正義表示,美國QE退場牽動握有龐大游資的法人機構下一步資產布局,目前大中華區域躍居為首選,台灣已有多家外資新面孔,投石問路;外資法人Riant Capital日前才砸下48.5億元,收購德安新竹的美麗信酒店和辦公大樓等。
 根據統計,今年以來,已經有豐泰地產、新加坡AIP、大陸央企中檢實業、美國Riant Capital等4組外資買家購買台灣不動產,金額已超過104億元。
 事實上,從2010年以來,海外私募基金、建商即積極在台獵地、買樓。例如去年馬來西亞商Gaw Capital基金以35億元,買下內湖的東京科技總部;前年香港商吉富中華也以41.45億元,買北市忠孝東路的三陽大樓。
 趙正義指出,中東穆巴達拉確實對台灣有高度興趣;另外,有陸資評估來台開發銀髮事業,打算號召大陸銀髮族來台養老。
 戴德梁行賴一毅說,中信松壽大樓採取「比武招親,三送嫁妝」條件,徵求合建廠商。不過,買家關鍵評估重點還是新舞台產權爭議。
 賴一毅表示,新舞台和松壽大樓為同一張建照,拆除或保留,有待台北市政府作最有智慧的定奪,不過,大樓日後若改建,對得標人還有新利多,即現有容積率為600%,依現在法規改建將可擁有840%的容積,可多取得240%容積。

Chinatrust has set up some condition for this saling.
1. Chinatrust automically gain 5% of total property right (floor area + land).
2. Chinatrust and its subsidiaries will purchase 25% of floor area for branch and office.
3. Chinatrust will remain as priority buyer for rest of 75% floor area.

Chinatrust's old HQ sold for NT$15.1 bil.

TAIPEI, Taiwan -- Chinatrust Financial Holding Company (中國信託) announced yesterday the decision to sell its old office building to Green Heaven Investments Limited (BVI) and Sho-he Development Company (SH, 碩河開發) for approximately NT$15.1 billion, gaining more than NT$7 billion from the sale, according to industry experts.




Located in a key location in Xinyi District, Taipei City's commercial hub, Chinatrust's former headquarters has faced difficulty in finding bidders for more than a year. This year, China trust cut back its price, with the lowest offer dropping by NT$5 billion.

Industry watchers speculated that the sale was caught in a deadlock because of the conditions Chinatrust demanded. Among which were that Chinatrust would continue to hold 5 percent of the building's ownership, that a stage should be built with the exact same design as before, that an art space should be built and that future owners should follow the same conditions.

SH is to own 95 percent of the property, with the building registered under its name. The remaining 5 percent remains in the hands of Chinatrust — a strategic move "taking into consideration long-term business plans and (the building's) iconic value for our corporate image," stated the company.

According to Chinatrust, the group and SH will jointly tear down the old headquarters and construct a new building on the same spot.

Industry experts forecast that if the sale is finalized in the fourth quarter, it will likely boost annual revenue for Chinatrust this financial year, and help it jump ahead of Megabank (兆豐銀行) to become Taiwan's third biggest bank by profit gains.

Continental Holdings Corporation (欣陸控股公司), based in mainland China, is the parent company of SH and Green Heaven Investments Limited (BVI).

By this news report I just watched, it'll possibly be a 45 floor hotel and not so surprisingly....another mall

The building design has to include theatre in building podium. According to negotiation between Taipei City Government and Chinatrust, the new theatre has to build on exact same location to replace 新舞台. I don't think it will be another mall.

I'm really surprised they're actually going to tear it down as it seems like they rarely ever tear any buildings down in Taipei. Otherwise there wouldnt be so many crappy dirty buildings all over the city. That building is not even that crappy looking compared to other buildings like the shin kong mitsukoshi building or city hall or Taipei main station. Or the crappy concrete apt buildings around xinyi and other high rises. They really need to tear all those down too.

It is so easy, they can use 250T 300T 400T crane at night.
