Gentrification battles in the Third Ward, Houston

For those unaware of the Third Ward, it is a historically African American neighborhood but sits across the street from the 3rd largest University in the State of Texas (University of Houston). It is in very close proximity to downtown and the medical center and has a mass transit line connection to downtown.

In a city with no zoning and limited restrictions this is a battle that should get very interesting in the next few decades.

Nice inner city homes/neighborhoods sell for a premium inside the loop and I can't see the Third Ward remaining what it is much longer...it's location is just too valuable to ignore and the growth in Houston is too grand to leave it untouched.
