El "Gobierno del DF " quiere construir 15 rascacielos
Milenio


Jueves 04 de Octubre del 2007, Ciudad de México, D. F.- El Gobierno del Distrito Federal planea construir 15 torres durante la presente administración, las cuales tendrán al menos 28 niveles y serán de multiservicios; es decir tendrán uso comercial, industrial, habitacional y para hoteles y restaurantes.

De acuerdo con información en poder de MILENIO, las torres se construirán en el corredor turístico Paseo de la Reforma-Centro Histórico, Insurgentes y Santa Fe, principalmente en la zona conocida como Cruz Blanca.

Sin embargo, ninguno de los nuevos edificios tendrá la magnitud de la Torre Bicentenario, que contempla 67 niveles y 300 metros de altura.

El rascacielos más alto que se pretende construir es la Torre Reforma, con 260 metros y 60 pisos, y se ubicará en la avenida del mismo nombre. Mientras que los de menor tamaño, serán la Torre Boston y el edificio Reforma 243, con una altura de 126 metros y 120 metros, respectivamente y 28 pisos cada una.

Otros proyectos son: Intercontinental México Hotel & Tower, Torre Axis, Torre Altaire 1, 2, 3 y 4; Paragón Santa Fe, Torre Florencia, Torre México, torres City Santa Fe 1 y 2.

Al respecto, el secretario de Desarrollo Urbano y Vivienda del Gobierno del Distrito Federal, Arturo Aispuro, confirmó la construcción de las torres y aclaró que algunos de los proyectos están en proceso de gestión.

"Hemos insistido en ello, porque el propósito es promover y respaldar la inversión, el empleo en la Ciudad de México, a través de los proyectos inmobiliarios, algunos de estos están en proceso de gestión", dijo.

En entrevista comentó que antes de terminar el año, "seguramente veremos nuevas edificaciones en el Distrito Federal, donde, como bien señala la lista, la mayor parte de ellas estarán concentradas en el Corredor Reforma, Insurgentes y en la zona de Santa Fe, donde todavía hay predios disponibles, sobre todo en la zona de Cruz Blanca, pues ahí están concentrados fundamentalmente y estoy seguro de que en los próximos meses veremos algunos de estos proyectos en proceso de construcción".

Al preguntarle si la Torre Reforma sería una de las más altas, equivalente a la Torre Bicentenario, respondió: "Ahorita tenemos alrededor de siete proyectos, que son edificios de más de 30 niveles, ninguno con la altura que contemplaba la Torre Bicentenario".

Cuando se le mostró la lista de las torres, el funcionario comentó que los proyectos podrían cambiar su nombre, ya que generalmente las mismas empresas lo dan a conocer en el momento de la inauguración, pero, confirmó que la Reforma y la City Santa Fe mantendrán su denominación.

"Están enlistados algunos de ellos, aunque no necesariamente pueden tener esos nombres. Torre Reforma sí es el nombre de uno de los proyectos que tienen ahí, City Santa Fe también, los otros seguramente han venido cambiando de nombre. Normalmente los edificios, incluso las propias empresas lo guardan hasta el final como un instrumento de comercialización", expresó.

Estableció que la mayoría de los proyectos cuenta con los documentos en regla para construirse y no enfrentar la problemática como la Torre Bicentenario, la cual fue cancelada en el proyecto original por pretender construirse en un predio protegido.

"La ley dice con claridad cuál es el proceso. Hay proyectos en los cuales no es necesario modificar el uso del suelo, que era por cierto el caso de la Bicentenario, muchos de estos proyectos están claramente considerados en la norma. Si alguno de ellos requiriera alguna modificación y como parte de este proceso una consulta, pues tendría que hacerse seguramente parte del proceso de construcción", señaló.

Buena confirmación de altura y ojallá haya mas información sobre la torre axis.

I recently visited Mexico in search of investment properties for some of my clients who had been approached by a Real Estate firm that responds to the name of FRAVA. Being that I was on my way to Mexico City I figured I could make a quick stop and visit some of the projects developing in Guadalajara. Wisely, I didn't fall for the nice brochures like the clients who had instructed me to stop by, did. I wanted to physically see what they were up to. I was taken to Aura Lofts and Aura Provadensia. The projects looked fantastic on paper, but once I saw them in real life, I was stunned. Not for their beauty, but for how these people could misslead anybody into thinking they are selling a "first world" product (as the sleezy rep appointed to show me around) emphasized so insistently. It shows he has never left his backyad before...

First of all, they are cheaply built. Interiors look great on the brochure...reality is: There are no interiors, they are delivered bare, empty....nada! A few cheap chinese light switches, no light fixtures, just a bulb hanging from the ceiling on two wires...the worst taste in economical built-ins (a Stove top and dish washer), sloppy masonry, imitation everything and mainly cardboard, chalkboard and stucco walls... and yes, put together very cheaply. There are no closets, and the few shelves and doors included, are made of MDF.

Oh...I almost forgot: There are these horrible yellow gas tubes running up and down the exterior of one of the sites and was informed by Mr. Sleeze, (my guide and later found out, project manager), this was the result of a tube size miscalculation in the duct chambers, so obviously the chambers are now empty and these gas tubes, which are obviously exposed and painted bright yellow, are now supposed to be portrayed and interpreted as "ART".

The workmanship is horrible. Not a straight line or wall. Some of the chalkboard unions were literally falling apart. I can't believe they are charging what they are and getting away with murder. I figure this will blow in their faces when delivery time comes, but certainly not something you would see in Manhattan (other than the price).

To be honest, I saw much better projects built in the ghetto's and suburbs there. Please, there is no comparison! I was presented with probably the lowest quality of construction I have ever seen in Mexico. How they got away with building inspectors not calling the faults is beyond me, but apparently, being way behind schedule on delivery gives these people Carte Blanche to slap together what ever they can find , in order to comply with the demand of desperate buyers awaiting delivey of their unfinished properties. Boy are they in for a surprise!!!

Sad to see an "Up and rising" group, crash and burn on their maiden voyage project just to pocket someone's money. My people will have nothing to do with this, that I can guarantee.

I was later that day invited by "Mr. Sleeze" to visit their Puerto Vallara projects (all expenses paid), being that it is just a 20 minute flight and an overnight stop off, but I passed. I told him I would take a raincheck on his invitation for a latter trip and headed back to my hotel to zip on a few Margarita's. You kidding? You could be shot walking around with this guy after seeing what they were up to.

Not a project I would be interested in participating or having my people invest. I have a reputation to maintain... I guess these people don't.

well its very sad that you were so dissappointed, hopefully you will find something to your liking which your customers can appreciate, but trust me Mexico has many projects that are world class and it's just a matter of looking and you don't have to look very hard. well good luck in your search

p.s not to be rude or anything but this thread is dedicated to the addition of buildings in the database and for correcting the already existent additions, next time just open a new thread or post it to the guadalajara sub forum!
