Groundbreaking was held today for the First Ward Park which will open in 2016. It is adjacent to the UNC Charlotte center city building as well as the 7th Street and 9th Street light rail stations. The park is on the opposite side of center city as the recently competed Bearden Park.

More info.

My apologies for bumping the thread but I just noticed that the project known as One Charlotte, a planned condo near the Westin and the Duke Energy Center, is currently (still?) listed on the Portman Holdings website, the company which developed the Westin and is also developing the office tower that will be part of that complex. Is this just them neglecting to update their site or is there a chance this tower might be resurrected? From the renderings on the site it looks like it'd be a lovely addition to an already lovely skyline.

No, that was per-recession plan. When the Westin hotel was built, they connected parking deck was built with the foundation in place for a tower above it. They planned One Charlotte as a residential that would be serviced by Westin (housekeeping, etc.) but then the recession ended a lot of the plans that were in place.

As of Oct. 2013 Portman is planning on a 15 floor office building in that location called 615 South College. They have been marketing the building to try to get enough tenants to start construction. They keep dragging their feet so much that I think 300 South Tryon has a better chance of becoming the first post-recession office tower to begin construction.

Two recent announcements, both just outside center city:

13-unit development called Lumina Townhomes for a vacant 0.62-acre parcel at 1412 S. Church St., between Bland Street and Summit Avenue. The three-bedroom, three-bathroom townhomes will come with two-car garages and will be approximately 2,100 square feet in size. The units will start at $394,800.

Goode Properties seeks rezoning for mixed-use project in midtown Charlotte

Goode is planning an eight-story building at the corner of Baxter and South Kings that would contain office and hotel space as well as ground-floor retail fronting Kings. Next door, the firm would build a six-level parking deck along Luther Street between South Kings and Cherry, with more ground-floor retail fronting South Kings. Townhomes would sit on the opposite side of the deck along Cherry.

Belk Place - 14 floors (lobby, 3 office, 10 hotel)

This project will be built beside and partially over the historic Carolina Theater. The Belk family is donating $8 million for the renovation of the old theater. This project is on the site originally planned for Encore luxury condos before that fell through during the recession. Details of the plan.

The Carolina Theater in its current state:

The rendering of Encore which was originally planned for this site. No renderings of the new project have been announced, and it will be several floors shorter, but I hope the keep the same scale and a similar design for Belk Place:

Canopy by Hilton is a new hotel brand and they plan on building along the light rail extension that is under construction in Charlotte. Construction won't begin until 2016 and won't open until at least 2018, though.

So far, I like their hotel designs:

They have quite footprint in downtown Atlanta. Those additions will look nice in Charlotte.

^Strange, that looks very similar to a tower under construction in Tyson's Corner, VA.

Hmm amazingly guessed my password. Last sign in Jan 08' woah...

Anywho, for the folks here at SSP that like to follow the happenings in other cities I thought I'd do a little update since Charlotte representation is limited.

List of current projects possible to exceed 200'

Under Construction

1. 300 S. Tryon / 25 Stories / 631,000sqft Office / ~410-440' / Expected to deliver in 2017

More: http://www.300southtryon.com/

2. Skyhouse I / 24 Stories / 336 Unit Apartment / 264' / Topped out, should finish 2015

Proposals

1. Tryon Place / 27 Stories / 715,000sqft Office / ~420-460' / 2Q 2015 May start on spec

More: http://www.experiencetryonplace.com/
Tryon Place also contains plans for up to two Hotel towers on site. Not many details currently available. One can be seen in the above rendering to the right.

2. Mueseum Tower* / 42 Stories / 393 Unit Apartment / ~410-430' / 2Q 2015 Over the Mint Museum, should gain a good head start due to this.

3. The Bearden* / 32 Stories / 300 Unit Apartment / 328' / 1Q 2015

4. 615 S. College / 19 Stories / 370,000sqft Office / ~270-300' / 2Q 2015 May start on Spec, Over Westin parking garage and expected to deliver in 2016.

Only rendering is prior to Levine & Obsolete

6. Skyhouse II / 24 Stories / 336 Unit Apartment / 264' / Mid 2015 Start
Expected to look the same as Skyhouse I mentioned above.

7. Epicenter Hotel / 22 Stories / 302 room Dual Brand Hotel / ~230-260' / 1Q 2015 Over existing building
No renderings released yet.

8. 1000 S. Tryon / 14 Stories / 300,000sqft Office / ~200+ / Must secure Anchor Tenant.

9. Springhill Suites / Up to 15 Stories / Hotel / 2015

Old rendering shown, is the addition to the existing parking deck on the far left traingular plot.

10. Belk Place / Up to 15 Stories / Hotel / 2016

Carolina Theater Base re-development shown, Boutique hotel is proposed over top.

Rumors and/or projects with limited details farther on the horizon
College Street Residential - 36 Stories
Canopy Hotel - Possibly 22 Stories on levine land
Crescent Stonewall - Multiple building mixed use Hotel, Office, Retail
Homewood Suites - Up to 15 Stories
Grand Bohemian - Up to 15 Stories

*The Bearden and the Museum tower are not "official" names.

Projects closest to groundbreaking are most likely The Bearden and the Epicenter dual brand hotel tower.

I'll try to edit in the renderings so they are all in one place.

I think it's safe to say that Charlotte is booming again. And although this may not be its biggest boom, it may be its best to date, what with the housing and retail that follow.

Capital tower in Southpark. This is the first of two 10 floor buildings. Late 2015 completion.

This aerial of the Southpark area is a little old, but the building in red was razed and a five floor residential building has gone on the left half of it, and these two tower are going on the right of it (with a 7 floor parking deck between them and the residential building I think)
